condos and townhouses are cheaper but cost more to construct on a price per square foot.

The opposite, I think, what with common walls, common roofs, common parking lots and the minimum amount of land per unit.

No. Clark County needs to stay away from social engineering, and let builders build what they think they can sell.

Remove minimum parking requirements, downsize 2 car garage builds to 1 car garages, slim the streets down. That's a way forward to fixing housing affordability.

If my house that just sold was any indication, no one.

I had almost 50 showings in a week and received several offers at asking price, but everyone was financing the highest percent the FHA would allow and wanted money for closing costs.

Using science and stats to reduce wasteful building practices is "social engineering"? Sorry, I don't listen to InfoWars anymore, and neither should you.

You really think the local government should push developers to make it unpleasant for a young family of five or six to live in the valley by forcing them to live in sub-1501 sq. ft. houses with a single car garage?

I hope you just forgot the sarcasm smiley.

I think we have plenty of over sized McMansions with oversized streets in the valley and we don't need more. Especially not for your hypothetical family that is not common since most households have two children(or fewer) now.

But nice try.

As long as YOU think it's okay, that makes it okay. Then bring in Government to fix it

Never mind if I want to have a large family and buy a big house with two garage spaces.

Got it.

You can already buy that housing product. The valley is full of them. Building more would just be over building for a demographic that largely doesn't exist.

Keep getting all huffy about it though, your fake indignation is delicious.

exactly my point, the other poster thinks it should be a requirement to put 20% down just to buy a house... if that were the case, there wouldn't be many homes sold... it will never happen.

as for the closing cost issues you are having, you can do what we did... raise the price of the home and then offer an amount towards closing costs... we originally wanted 249 in nlv, raised it to 262 and offered 3k in closing cost assistance.. sold within a week... would have been sooner, but its north las vegas

Playing fast and loose with lending rules and trying to make no down payment loans common is what tanked the economy in 2008. If people don't have enough money to purchase at the current market rate, the prices should theoretically come down.
