My mom is retiring in May and she is thinking of selling her home in Miami and moving to Henderson and buying a home. Is henderson an overall save area? She currently lives in Miami and she can sell her home here buy a nicer home in Henderson and still have some money left and apparently property tax in NV is super cheap, thats what she keeps saying. Is it safe? I honestly don't know much about Vegas because when I go I never leave the strip. Any input would be appreciated.

Henderson has good neighborhoods and bad neighborhoods like every other city. Many of them are very nice and very safe. Figure on about 1% for property tax and, as in Florida, no state income tax.

Miami and Hendertucky aren't in the same caliber.

Yes, property taxes in Henderson are low. The problem you will have is to find a cheap house. There are houses around Boulder Highway that are cheap but that area is very sketchy. Plan to spend $300k and up for a nice neighborhood.

The real estate websites like Realtor.com and Zillow usually are pretty accurate on the property taxes for a property in Nevada...

Henderson is just a "city" within the confines of the Las Vegas area. Your mom needs to come spend a week or more with a realtor to see the whole Las Vegas area and homes in her price range.

It's not that big or hard to figure out but it does take time. Lots of 55+ communities. I lived in the Northwest area of Vegas for a while and got to know it and Summerlin. Now I live in Henderson and have gotten to know the area around here.

I used to live in Chicago and Southwest FL, but have spent plenty of time in LA, NY, Miami and lots of other cities. Vegas is pretty easy, but it might take your mom a while to figure it out. Depends on how good she is at navigating new areas.

it definitely won't be much cheaper than Miami....unless like you said... Boulder Highway and I certainly would not want to live there

Anyone considering moving to another city first needs to live there for a couple of months to make sure it's what they want.

The grass is always greener on the other side.

Seems like Miami would be a nicer place to retire than Henderson. The winters are much colder and summers are hotter. Property taxes might creep up in the next decade with the growth and having that "California" mentality.

If you have never been through six months of summer in south Florida, you have no idea how freaking humid it is and how the high dew point (75) affects the temperature (95). It's oppressive, hard to breathe, you sweat constantly and need to take a shower twice a day. I lived in SW Florida for five years and hated most of them due to the many months of heat and high dew points. Not to mention the daily rain, bugs, snow-birds in winter, hurricanes, rising sea level etc.

Have some fun, visit Miami in the middle of summer sometime. You'll wish you had stayed in Vegas.

And who said she needed a cheap house? Maybe her house in Miami is worth a million dollars. The homes I have had here are less dollars/sq ft than the one I had in Naples and housing in Miami is 2% more expensive than Naples.
