You might also think if she has a relative over 55 who is willing to be a titular co-resident for two years. I won't cheat the basic idea but sneaking around the edge a little passes my ethics test.

My understanding is most (all?) of the senior places let a certain percentage of under 55 year olds buy. I know we looked at a couple of the new builds out in Summerlin and that was the case.

Only on the initial sale. And then they are very careful. Later the HOAs hold the marginal residents to protect the underage spouses of the properly aged owners who pass on. If it is the initial sale you may be able to work it. On the places that have been around a while it will not work.
