I am looking to purchase a 3 bedroom home in Las Vegas with a budget limit of $300,000 by March. With that budget in mind, I am looking something that is (a) South of the 215 or Blue Diamond (2). I narrowed down to 2 neighborhoods that has a good demographic and conveniently located to the freeways. There were a few houses on the West Side of the 215 that checked out near Southern Highlands and also one that I like off St Rose in the tract directly across from the M. What are the pros and cons to each side and which one would you pick?

Besides demographics check spotcrime.com and/or crimemapping.com. Given a choice I would say Southern Highlands. But when you say you are "looking" you really need to look in person not just online. Be sure to view any areas you are considering both during the day and also at night as the area might take a turn for the worse at night.

Very similar areas, I lived in Rhodes Ranch and Silverado Ranch over the years. Really comes down to where you are driving to most often.

Will say your budget won't get you much in either area. Smallest SFH are right around that 300k mark now. I still own my houses in both and IMO the SW is a better value and has better long term potential with so many jobs and amenities being built in the area. It is a bit under retailed, but there are some projects coming. Also if you want to go to a locals casino for whatever entertainment its a bit of a hike relative to the rest of town. Once those are resolved, I think it may see a little higher appreciation than other areas because people will always value being closer to work.

Thank you everyone for the response. I work from home mostly and travel but I do like have easier access to the Arts District for craft beers and maybe Henderson as well. I am looking at smaller property that is around 1500 square feet so there area few decent ones between 260k to 300k but they get picked up quick.

When I referred to Silverado Ranch, I was thinking the southernmost area south of Cactus to St Rose with this tract in particular.

As for crime, it seems like there is tons more crime in northern Silverado Ranch, but south of Cactus on both sides of the 15 freeway is the more quieter side.

I am west of Southern Highlands by a few miles, this area west of I-15 off of St. Rose or Blue Diamond is terrific.

Hello,

The tract across the M is called Tierra Linda. I've actually grown up in that tract since it was built in 2006, even attending Schorr Elementary it's opening year.

The homes were built by KB Homes, ranging from 1200-2000 sq ft with 1 or 2-car garages. Good no. of your neighbors will be renters and/or working middle class. Vet-Sec patrols the community at night.

The schools are above-average to great (Liberty, Coronado, Silvestri, Del Webb, etc.). I still feel safe walking around at night.

The tract is neither officially Silverado Ranch, Southern Highlands, nor West Henderson, but you get to enjoy the amenities of all three neighborhoods. They largely have the same chain stores. All these shopping centers are <15 minutes away.

- Southern Highlands & Cactus. I personally shop at the Smiths for groceries. Some good food options like Mama Bird Southern Kitchen and Spaghetti Western. Low traffic.
- Silverado Ranch Blvd: Small groceries & retail, fast food, banks, etc. Moderate traffic volume.
- Eastern: Walmart, Target. Most diverse sit-down food & retail options. High traffic.

Development in this area has really only picked up in the past 2 years, where memories of the recession have largely faded away. In the last 2 years, Las Vegas Blvd has become a 6-lane road, we now have a Costco, and numerous apartments/condos are underway.

The M Resort is notorious for holding loud pool parties on the weekends. This is not every weekend, but it is more common during the summer time. The music is very audible and your house might even shake during the hours of 7 & 11pm.

If you're looking to have a few years of peace & quiet, I'd buy a home in the SW. If you're excited about new trendy developments, I'd choose Silverado/West Henderson.

Personally I prefer the quiet, and I'd move to the SW if I could. The housing, commute, and crime are comparable on both sides.

Tierra Linda Pros:
- Still relatively quiet
- Reasonable middle class community
- Extremely easy freeway access on Starr
- UNLV, McCarran and Strip are only 20 min away
- SoHi, Silverado Ranch Blvd, and Eastern all offer shopping within 15 minutes

Tierra Linda Cons:
- Loud pool parties from the M Resort.
- Mild aircraft noise from the Henderson Airport.
- Definitely getting busier

Thank you very much for the detailed insight! Tierra Linda is the tract seems very with easy access to the freeways and going into either directions East or West. How is the HOA at Tierra Linda (besides cost)
