I've read a few posts on this forum that are quite dated now. Does anybody have some feedback on their living experience in Aliante?



The neighborhoods looks really impressive, wide streets, not a lot of cars parked on the street, larger lots.



-Is the entire Aliante master planned community the same, or are certains areas more "desirable" than others, such as above or below the freeway, closer to the park etc. ?


-Do you think the community has aged well in relation to other master planned communities that were developed just before the 08 crash?


-Are there a high proportion of renters in the area?



-IS the HOA strict?


-There seems to be a lot of new construction in the 89084 above Aliante. Probably not a huge issue since I'm assuming it's not a congested area way up north there.

I looked there (mostly in Sun City Aliante) in May 2019. Nice area, but most of the homes are older and in need of updating (IMO). Prices were good then, but not good enough considering the time and effort necessary to get new kitchens, bathrooms, flooring etc. Some floor plans are better than others and there aren't many to choose from. Realtor.com says there are 78 homes for sale there now, some pending.

I don't live there (I bought a house in the Seven Hills area instead), but did look at the the Aliante area seriously and saw several homes with a realtor. I do like that it is less congested than where I am in Henderson.

I guess there is a trade off between convenience and congestion. Thanks for the info, I'm heading out there is a couple weeks to view some properties and get a feel for the area.

I've been in Aliante since the beginning, 16 1/2 years so far. I still like living here all these years later. Lately, in the last year or so there have been more people buying the homes to live in versus renting them out. There are still some renters though. A lot of investors sold their rentals and made some really good money. Still very popular here. Sure, the homes are older, 16 years south of the beltway, 14-15 years north of the beltway. Do like normal people do, buy one, fix it up the way you want, be happy.

As far as I am concerned, the whole area of Aliante is about the same, not less desirable in any part of it. The HOA is semi-strict to strict. It all depends if you like following the rules or not. You do have to sign a thing that shows you will abide by the rules. Depending who is on the boards for different neighborhoods, what all they allow etc, that will vary. We are in a gated community in townhomes, but right now the board members allow a lot more than what some previous board members allowed. Your mileage will vary.

As for new homes above us, yes, that would be the Skye Canyon area, plus Valle Vista.
Your best bet would be to come out and see Aliante in person. Then make up your mind. Check it out during the day, and in the evening and on the weekend. Then you can see how neighborhoods are with people at home, how things are, noise factors, etc. Stop into the HOA's office for your neighborhoods you are interested in. First Service Residential in the Smiths shopping center down the street is the Master. And if you get into a gated neighborhood, you will have a sub-association. It could be First Service or another company. Get a copy of the CC&R's if you can to see if you can handle the rules. Good luck. I think you may like it out here.

Once the Tule Springs master planned community is fully built out, we will have significant more congestion up here. Also down by the VA, UNLV is supposed to have some sort of satellite campus eventually as well as another casino -- although that may be off the table now.

Almost purchased a home up there. Did a thorough check out and with Nellis not too far away, be aware of all the jet noise.

I ended up taking a trip to LV and checked out Aliante. Met my expectations, nice wide streets and appears a lot less traffic and congestion than the rest of LV. I also looked at the new development in Tule Springs and Valley Vista, quite a lot of homes being built. You also can get more yard space in this part of LV. The freeway that cuts between the north and south part of Aliante is really quiet, I drove there during rush hour on a weekday.

Definitely overstated. I live off of Deer Springs/Revere and while there are jets almost daily, it lasts for a few seconds on most occasions.

We do get a lot of Nellis jet noise in Aliante. Especially during their red flag, green flag and other "exercises." After living here for so long, it's just background noise, like part of living here. If your home is sealed up well, and you have good windows, you won't hear it as much as some of us.
