Not actually true...simply a distribution thing. In fact if you look at the most expensive homes in those zip codes you will find they are in 89149.

The reason it shows that way is there are a set of quite high density tracts in the center of 90149 that force the average price way down.

The south side of 89129 also has a large number of less expensive homes though not much that gets to the high density in the middle of 89149. And the same thing is true of the other zips. They are not very expensive but they do not have the high density of the center of Centennial Hills.

And in fact if you want the lowest cost the center district of 89149 is the most likely place. But if you can afford a little more money you will find a very large number of neat places in the surrounding zips...

So for an initial home the center of Centennial Hills may be the place to look. But get past that and you may do better in the surrounding zips. And when you want a big place with a large lot and the pool and all that you go back to 89149 or 89129 or one of the other zips. They will cover you up to a few million.

I lived in Providence (89149) for about 9 months a few years ago and liked the area. Less traffic, not as congested, close to Mt. Charleston, Aliante, Summerlin, and not a bad drive to the Strip IMO, but I navigated Chicago for many years, so Vegas is a piece of cake.

I’m in zip 894143, with a similar home, which is north of 215 but EAST of 95 and there seems to be a slight difference between incident reports between EAST/WEST of 95 above Durango. There’s no apartments on my side and definitely less dense. There’s a massive commercial and residential buildout north of Skye Canyon being developed and for a comparable home I’d recommend EAST of 95 above 215. The area really is convenient especially with the pending Centennial Bowl completion and I’m in a Strip parking garage in under 30 minutes.

Very interesting information. I didn't think about the density at all. I just get more 89149 houses when I filter low prices.

If I have more money I would definitely consider 89129 over 89149 due to mountain views and location closer to work

Fascinating, the development I looked at is located directly west of the 95, directly opposite the freeway where Lowe's is. The streets all have names relating to clothing like "Silk Threads" and "Careful Canvas". The community is called Tapestry by Astoria Homes and based on what you described it is probably priced low due to the higher crime compared to east of 95.

Just likely density. Very low crime area in general. Mostly owner occupied and crime statistics will be good and very similar to the tracts across 95.

The crime in those areas tends to center in the commercial areas. Durango in Centennial Hills and likely across the freeway.

25% to 33% renters in those tracts. As AA702 points out the immediate areas may be different in the same tract. So one needs to take a good look. But crime per se will not be a problem.

We love our 3800sqft single-story on half an acre in 89149. We are less than 10 minutes from everything we could want (from grocery stores to conveyor belt sushi to Red Rock Resort) too. We moved from Eastern/St Rose in Henderson and the pace of life up here is completely different. Less people, less density, way less traffic. Like I said, we just love it.
