I put this here because the property in is Las Vegas.

I need to put a joint tenant on my property. Years ago when my husband died all I had to do to have him removed was go down to city hall...that big red building off Bonneville, give them $25 and a death certificate. Easy. Now I want to add a joint tenant as part of my estate planning and I thought it would be easy. So far it hasn't.

I don't have my deed. They told me I had to have it. How do I get a copy of my deed? Then after I get that copy, apparently there is some form that is on the deed that I need to fill out? Do I not need to pay again and have it entered somewhere to be official?

Please educate me! Thanks! BTW, I can't afford a lawyer unless there is no other way to get this accomplished!

This is a trivial matter for an escrow company. If you want to do it yourself, you can get a copy of the deed from the county Recorder's office. You might want to start here.

There are capital gains tax implications after death by adding a joint tenancy as only 1/2 of the property steps up in basis after death. A full step up is gained by doing a living trust. I encourage you to talk to an estate attorney or CPA about that.
