I don't find the Las Vegas housing market to be very reasonable anymore. Actually it's pretty pricey now. Not for all but for a lot of people.

It can seem extremely expensive, or extremely cheap. depending on where you live now.

It's all relative. I have found Vegas prices to have gone up a lot in recent years just as they have in most other places in the country. If you take $500k out of most places in California (where $500k is a hovel) you can find a pretty nice home in LV in a nice neighborhood. So I would say you get more for your money than in most places in Cali. However, if you take that $500k to Arkansas you can buy a bigger and better house... but then you live in Arkansas so there's that.

I can't believe how much house prices have gone up in the past few years.

3,464 sq ft single story house I bought for $600K in March 2018, first sold for $440K in June 2015. I sold it for $667K in November 2018. Now valued between $711K - $761K.

Housing prices are crazy again. $127/ sq ft in 3/18 is now $210/ sq ft.

Generally, no. Periods of disinflation are rare.

Agreed. Look at the price of a new car 10, 20, 30 years ago.

In my neighborhood in CA, housing is above $400/sqft, in my LV neighborhood, it is under $200/sqft - Las Vegas area is very affordable.
