In bang for the buck there are some really great areas in the NW and SW. Take a look at 89131 and Aliante in NLV. Or if you want to get away for the standard suburban tracts try Lone Mountain. For schools check the ratings on the high school. The good high schools virtually always have great feeders.

Thank you very much! I'll add that zip code to the list to check out as well. May as well since we are going to be there anyways.

My take having moved here in the last two years;

You only want Summerlin or Nicer Areas of Henderson since you mentioned schools. Even then, schools here are pretty bad. Even in the nicer areas the class sizes are still big - 30 to 35 kids per class for elementary. There are some good charters apparently but you have to do your research and get lucky with the lottery.

We landed on private school, and it looks like if you have a 900k budget, you’ll probably be fine affording the private schools here as they are much cheaper than what we saw back east. Just keep that in mind when your house hunting.

Good luck, there was not a ton of good inventory when I was looking and it’s even worse now. Still, Vegas is good if your trying to save on taxes and avoid cold weather.

The registration fee is based on the list price of the vehicle and it's age when you register it. Older and less expensive cars have less expensive registration fees. I don't know if it would make a difference if you bought it in another state or not.

Call the DMV in Las Vegas or Henderson.

You might get a better deal trading in your car where you are located now. It pays to shop around.

Can you point to a regulation which allows this?

Yeah I will be open to private school when the time comes, but would still like to have good public school options available and for resale value too. Yeah I noticed inventory is very limited. I currently live in Orlando, FL and I've noticed it here too, but I guess that's a trade off... yes we would be paying top dollar, but we should also be able to sell our homes here for top dollar lol. I've been to Vegas more times than I can count in the past, it's been a few years now though, but pretty much just your typical tourist areas. I did drive briefly through Summerlin, so I'm excited to see more of the local areas. Summerlin reminded me a lot of where we currently live, so it's good to know it's still a desirable area.

You'll have to explain how this is relevant to the conversation. Of course if you don't pay your registration fees, the state can take action. You're saying if someone doesn't pay their registration fees the state should do nothing? Really?

We're talking about moving from CA to NV. If you communicate to CA DMV you are moving and no longer registering the car in CA, it's a non-issue. But in NV, the car can still have an out of state pink slip and be registered in NV.

I have not bought a new car in NV, but know their formula for registration fees is different from CA, based on the value of the car. For the older cars I have, the costs have been similar to CA (registration and title, insurance).

https://dmv.nv.gov/nvregreq.htm

If you buy a car out of state and the dealership charges you sales tax, you notify the NV DMV about it and they will credit you so don't pay twice. You will also need a VIN inspection (no big deal, the inspection is done in a separate area of the DMV).

Oh, and ALWAYS have an appointment to visit DMV. Unless you like spending half a day there. Here in northern NV, they are booking nearly 3 months out due to COVID.

Roughly speaking yes for sure. If you have the budget you should end up in Summerlin or in Henderson somewhere. I know people love to refer to these little micro neighborhoods here, so in Henderson like MacDonald Ranch or MacDonald Highlands, Anthem, Seven Hills, Green Valley Ranch. I’ve heard some say below the 215, so South Green Valley preferred. I love my area and I can basically drive 10 minutes in any direction and be in a great area of town, so I’m in the middle of that as I see it. That’s anywhere within 10 minutes I’d say of Ascaya, which is like The Ridges (Summerlin) of Henderson.

We are anti-kids haha so I don’t know about the actual school experience but our area had 8-9 ratings out of 10 for lower, middle, and high schools in the area. Can’t remember which one was the worst but they all have solid ratings. I know most will tell you the overall education system here isn’t good, which for us was a bonus because it generally makes for less taxes and maybe if we’re lucky fewer parents but I guess not

Again some truth but it is also somewhat misleading. For instance there are places directly across 15 from the strip that are favored by the very well off. It is where Steve Wynn was about to build when it all went south. There are also very high end small tracts hidden in various places like the near east side. And there are places where estates exist. The house across the main street from us is a humongous Tudor on 10 acres. Every amenity known to man and a staff. And there are a number of those in the Lone Mountain RNP

That’s very true and I’ve seen those little enclaves as well. Super nice. But for me, I guess it’s just pure personal preference. I’ve done that - my neighborhood (South Park) in Downtown Los Angeles near Staples was very upscale, nice, well off. But you’re 3-4 blocks from sketchy areas in a few directions and 8-10 at best. People talk about Aliante in NLV and I have no doubt it’s fantastic, everyone says so. But do you want to live in the nice area of the ghetto area, or the nice area of the nice area? I don’t want even the idea of people thinking, “Ohhhh, you’re in NORTH Las Vegas.” Everyone knows that’s the worst area even people who don’t live here, so I would personally tire of explaining, “No no, our area is good, I swear! It’s nice.” There’s almost always a nice area of the larger ghetto area, there’s a super nice and upscale area of Oakland. That doesn’t make Oakland a good place to live. It’s a terrible place to live. My SFPD family friend won’t even go to Oakland, he wouldn’t even pick us up from the airport, we had to meet him in SF. That says something and it’s not something good. So while I’m totally aware there are nice areas and pockets in the larger “not a good area” situation, for me personally that’s not what I’d want. Not when there are better options. But if I worked at Nellis? Then yes, Aliante it would be. I hate driving long distances lol.
