I am asking for a friend who is renting his LV property and the lease is going to be terminated by end of Feb( a few days from now) and the tenant has also been notified ( no more lease extension after leas ended) 60 days before.
It seems the renter may not want to move out. In this case, what is the policy if the renter does not move out after the lease ended? can the owner start the eviction process? Thanks in advanced for any information or experience sharing.....

the moratorium applies to federal tenancy, not if they have a regular landlord. The tenant does have to move out and can be evicted. the landlord gave proper notice. not positive, but the tenant may be able to be arrested for trespassing (whether or not that may happen though is questionable)

Not sure why your friend is asking these questions this early, should have waited until the very last day.

At least the smart thing they did was to ask someone that doesn't already know, to find out for them. Being proactive like that is something I always strive for.

I have been wondering essentially the same thing in general terms. The people who are behind, and speaking for my complex which has 360 units, there are some that are, when their lease is up and say they fall under the moratorium, would not the complex be naturally inclined to not renew their tenancy since they need no reason to renew the lease?

exactly. Why would they renew the lease of someone who didn’t pay rent? Especially when the federal govt is kicking in extra money. Some made more on unemployment than when they were working. And once the so called moratorium is over, the evictions will start and they will have judgments against them for back rent. Their credit will be destroyed so it will be very hard to find a place to rent.
