We have some cousins interested in moving to the Las Vegas valley. In the perfect world, they would get a brand new house in a 55+ community for under $475K. And so today we tagged along as they viewed the new Del Webb 55+ community called North Ranch located in far NLV near Cheyanne and N. Loosee.

The community meets their needs but there was a lot of airplane noise — probably from Nellis Air Force base. So I am wondering if anyone knows approx. how often there are jets flying overhead in that area and if the pilots also train during the night. Would appreciate any feedback.

Every day and multiple nights per year. This area is right under the VFR departure of runway 21 when traffic turning to the North for the NTTR. Night flying is pretty infrequent, but during the 3 Red Flags per year they usually have a day mission and night....each WIC class (2 times per year) has a handful of night missions....normally June & December.

If quiet you want, you won’t get it there.

Lots of jets. Showing a house well west of North Ranch when 2 A10s went over at a few hundred feet. Sure they were working a problem but that happens when you live nearby. Not actually a big deal but it does happen. Some of us even like these incidents.

Unless they must have a new home I would suggest hunting around in Ardiente and Sun City Aliante. Both are among the best of the 55+ tracts. Not up to the Social level of the big Sun Cities...but if that is not your turn on they are better than the big ones.
