Hey everyone! Im a single 26 year old business owner looking to relocate from pa to the west. I dont have anything holding me back other than not having a whole lot of time to travel and pick out spots. Ive been doing as much research as i can and i just keep going in circles. i really like the idea of california, but i cant find a decent cost of living ratio out there and it doesnt look all that great house wise either. I looked at vegas and i like the houses that im seeing in my price range, not too sure if they're in a good area or not but it looks workable. I plan on putting an off road business where i go dealing with paint work and atv's/dirtbikes. Any good markets out there for it? Im living in pa right now and completely tired of the cold weather and boatloads of snow, its right around the corner and i'd really like to start looking seriously into moving out west. Single, no kids, no drawbacks, willing to buy a house but can rent to try it out first, i like a fast paced lifestyle for the most part. Would considering vegas be a good idea?

Laughlin or Bullhead City AZ would have a better market potential. It's about 80 miles south of Vegas with more access to BLM land and where the off roaders are.

There is actually a huge market for ATV's, dirtbikes, and off-road vehicles out here. 4 of my 6 immediate neighbors ride. 2 out of 3 friends ride on a regular basis, although I don't. A business like that would fit right in to Vegas.

However, I noticed that you mentioned CA as well. To be honest with you, aside from state tax the cost of living in the Inland Empire (Riverside, Elsinore, Murrieta, Temecula especially) is very similar. Housing is slightly higher, and the IE (or the 909, whatever you want to call it) is a hub and a mecca for the FMX industry. I went to high school in Temecula and I loved it. For my wants and needs and the wants and needs of my family though Vegas has Cali beat.

There is a proposal to open a 1000 acre Atv/Mx park in Las Vegas at the Nellis dunes. This should be great for your kind of business. I am also in the powersports industry and am planning to relocate to LV because of such a demand for the market. Check this out:

Actually Olecapt started a thread on this a while back but I haven't heard to much about the fines and what not.

Also, Im not sure if this is true but I've heard that used motorcycles and atvs are non-taxable now in Clark county? If anyone knows about this please share. That itself will be huge for enthusiasts.

The offroaders on here can jump in and correct me if I'm wrong, but you might have short learning curve as to the differences between off road in the desert as opposed to running those muddy roads back east, but the potential is all over the west actually. I have a feeling the clean air folks tried to kill the sport but offroaders are too vocal to just give up. It's a big sport here. Might be bigger here than where you are, but we don't have farms all over where everyone drives an ATV either, so maybe not. Whether you do well depends on your knowledge and experience in running a business, but if you know what you're doing you'd do well here. You may not have time to take trips, but you'd better make time to see what you're getting into. What do you mean by fast paced lifestyle? If you mean running around on the Strip and having fun, you'd better save your money and go someplace else. If you mean having a high energy work environment where you concentrate on getting rich and not throwing away your money, you've come to the right place.

What was that I heard about possibly unexploded ordinance from WW II buried in the sand of the Nellis Dunes?

Nothing to open really. Those Nellis Dunes been there as long as I been here and probably for decades before. That article Olecapt referred to seemed to be a hot topic back in October or so but has since been silenced.

The state figured out how to extort even more money from us and more specificly sportsmen who like to ride off road. I been riding my micro dune buggy for 8 years in Nellis and now the state figures they can put in a gate, a parking lot, a dork in a toll booth and collect money from all who wish to enjoy what previously was a free fun weekend.

In addition they intend to add speed limits and only approved trails. This way if you disobey their silly little stupid ridicules rules they can give you a summons just like on paved city streets. So little in life is still free anymore and those idiots in the big house want to take even more from us.

Damn, I thought it was going to be something cool. They were saying on 702 riders forum that an MX and Atv track were to be open along with a few other things for jeeps and such. I thought it was going to be a free place to ride and you could pay to race on the track. I'll hit some of this guys up over there and see what its all about because their site is promoting it and they are all riders and enthusiasts.
