My house on Zillow (built june06) says 333K. Neighbor one street over same house same size lot Zillow says 463K, then its shows recently sold for 565K (same house). His neighbor (more square footage by 200) zillow says 440K, and its a bigger lot. I just don't trust the wide range in price for the same product. My lot has a view and the others don't. Zillow can't Zestimate that.

Olecapt would I be incorrect to believe that you're biased towards real estate prices ether being flat or dare I say it appreciate? A lot of posts I see from you describe this. I nderstand that you're a real estate agent and have a livlihood to keep up with but reality shows real estate prices especially in Las Vegas are down. Way down. Thanks to all the speculating flippers.

I'll stand corrected if that's the business model they're following now...

But they were giving me the hot and heavy a eighteen or twenty-four months ago - and they may still be selling leads to people other than realtors now.

One suspects they had a concept that was not really a business model. The concept has proven popular...now they are trying to figure how to make money off it...but they clearly and specifically state they are not selling leads...to anybody...

They're much better off going with the advertising model (or concept) rather than the lead capture model.

I've made listing presentations to people that sincerely tried to "do their homework" by consulting Zillow and it's always a nightmare. Their expectations are so far off it's ridiculous - and the likely reason why few agents continued to buy their leads.

Last year, I was one of five agents that one guy interviewed to list his house - all of us had him between $265,000 - $280,000.

Unfortunately, he just couldn't believe that Zillow's Zesstimate of $390,000 could be that far off - he thought we were all trying to rip him off and he didn't list with anyone.

I'd love to take a c'est la vie attitude, but I just find it extremely disturbing that Zillow can put out so much garbage knowing full well that, despite the disclaimers they put on their website, people do rely on the information they provide.

Hey maybe we ought to put together a Zillow that works. The concept is popular. I think you could build one local. Need an RE Broker...but doable...actually that is enough on that.

Zillow may just be popular because owners like to see that their house is worth more than it actually is. Zillow said my dad's house was worth $417,000. It eventually sold for $360,000. My brother, who has never sold a house in his life, kept sticking to the $417,000 figure, when I had suggested a $370,000 asking price right from the beginning. My elderly dad's house needed some major updating...he lived there for 50 years...Zillow does not take that into consideration in their Zestimates, and neither would my brother...just because Zillow said so.
