I am seriously considering moving back to Las Vegas. I have been living in Southern California for about 6 years and I am completely sick of the "rat race" oh and the fires. I have friends who live in Las Vegas who are moving to the Alicante area. What can you tell me about that area? How does it compare to say Southern Highlands or The Lakes?

Low middle planned community to the north. In the City of North Las Vegas. Reasonably nice and shiny new. Nice parks and trails. Good senior housing - Sun City Aliante.

Similar to Southern Highlands without the upscale end. Much newer than the Lakes.

Heavily impacted by the foreclosure mess. Many great buys. Note relatively high HOA fees. SID/LIDs are common. Great buys but some neighborhood instability driven by the foreclosures.

One of the best buys per buck in Las Vegas.

Personally I am not a fan of North Las Vegas. I would not recommend it to anyone. I prefer the Green Valley area.

More expensive. Older. Parts are not nearly as nice as Aliante. If money is not an object one may be better off in GV or Summerlin. If it is an issue that is unlikely.

why don't you explain why you prefer Green Valley and why you wouldn't recommend North Las Vegas?

There is a commonality in every thread you read when it comes to the places people like to live. And I love to listen to the myriad of reasons why one would choose one place and not the other. Vegas has a community for everyone!

I think that there are price ranges in every area of town that are varied for anyones budget. GV or North. Some like shiny and new...others like more mature and established. Older does not mean bad...and new does not mean better or good.

Keep in mind that Vegas is a carbon copy City. What is available in the North is available in GV. Every Strip mall has what you need...and many "Big Box" retailers are everywhere.

For me...the North is too isolated and far and for me it has a "feel" that I am not comfortable with. Might be the people, the neighborhoods or ...I don't know, I just know I do not like it. Others feel right at home. Where I live, people are scared and would not set foot in to call home, but I am more comfortable with the "urban feel". For me its the diversity and the proximity.

Either way...if youre planning on moving...please do yourself a favor and keep an open mind. People are very opinionated with some very closed minded ideas about particular areas in general. You will find a place that "feels" right to you for one way or another.

Unfortunately often untrue. People regularly settle in areas they then regret. The neighborhood is not "nice". It costs too much. The commute is too long. The schools are no good or over crowded. The house is too small. The neighbors don't like dogs. You can't park on the street. The neighbors are not friendly. Too many foreclosures. The gates are a pain.

The ones who take the time to actually get a "feel" are few in numbers. Often people buy off the reputation...tends to strongly favor the GVs and Summerlins when in fact many if not most people would be better off elsewhere.

I try to emphasis that it is a large city of much diversity and that a close to identical tract is available in three or four locations with as much as a 25% price differential.

Thus one should consider the tradeoffs and make a considered decision. But one should not go for the "well GV is better than..." It is not.

Thank you Olecept...but that did not make a whole lot of sense. One should consider trade offs and make a considered decision???? People buy off reputation??? One drive thru NLV and I knew it was not for me...and frankly NLV doesn't exactly have the best reputation. You mean to tell me that people you take around from out of town... they cannot tell if a particular part of town is right for them or not? Your closing line was classic...
