I own a 3br house in which I rent each room separately. The Mstr Br has been occupied by a man & his girlfriend (for only 2 Mnths). The Lease agreement is on a Month to Month Basis & has been signed by both parties. However, The man no longer wants the girl to reside with him. What are the Law's regarding this type of an Eviction?? The girl doesnt work nor does she pay any of the bills.

unless she stops paying or one kills the other, i would say there's nothing you can do if both signed the lease and both continue to pay

I dont think you can evict her from the house, at least not without evicting them both. Maybe, he should go to court and sue her for not paying her portion of the rent, and see if the judge can get her out of the apt for him. I would stay out of this
mess.......he created it, make him deal with it. Well, unless it affects the other tenants living in the house........then kick em both out!

Not knowing what kind of lease you have with them, it's hard to suggest much. It sounds like it's their problem & you're a bystander - perhaps a real estate lawyer could give the best advice.

With my rental property in Chicago, all leases were written such that tenants were 'jointly & separately' responsible for rent, etc. (i.e. if one's late, they're all late - they're all responsible) Haven't decided yet if I'd want to do that here, as well - always tried to be reasonable & nice, but as a landlord you're always the bad guy. Good tenants are worth their weight in gold, they're also about as rare as gold sometimes :-) After a while, you see all kinds of tenant drama & hear every excuse in the book.
