We plan to winter in Las Vegas and have decided it might be best to buy a condo. There is so much confusing information out there right now. I know most that we see are foreclosures or repos, but we are willing to weed through. We are far from wealthy.

My question(s): I have been told if you go East to go as far East as possible. What about way East on Charleston, near Hollywood? (89110) And also that far East in 89156?

Anyone have any mid to lower priced condos to advise? Preferably with a HOA that is reasonably priced.

thats a nice area for houses, but not sure if i would want to live in condos there!

I think someone else recently asked a very similar question, and olecapt provided some good advice. You might want to try searching the forum posts for that zip code or cross streets.

I only go to that part of town (or I used to) to go to a dog park up on Lake Mead and Hollywood. They just built a park/dog park/softball field around there. In my very limited exposure to this area, it looks kind of hit or miss.

you do realize that it is cold in the winter, correct.. 20s-30s at night, 40s-50s day

There is little charm in the far east for retirees/snowbirds. Just not a fit.

Say more about what you are looking for. Do you want access to the strip? Just a quiet place to enjoy the winter without freezing too badly?

Note that Airics is correct...it does get into the 60s here in January but it also gets into the 20s. So don't expect too much. For a nicer winter try Phoenix.

YOu can get reason small condos down to about $50K or so. If you need less than that it gets tough. Not impossible but tradeoffs are required.

So say a little more about your motivation and resources.

We have been to Vegas during the winter several times. We know about the weather. We do not enjoy the Strip as much as the outlying casinos, "locals" places. When we are there we usually go to the casinos for a meal and some playing time several times a week. Otherwise we do the normal everyday things...shop, laundry, relax, take in a movie, get out and walk or exercise. We have taken trips from there to Laughlin and San Diego. The point is that at least we can get out of the house there without slipping on the ice or digging through the snow.

I am interested in doing some side trips and finding a nice library along with the usual casino fun.

Price wise..we are hoping for 85k or lower, would love 3 bed, 2 bath, but 2 and 2 would be okay. We aren't afraid to have to paint, carpet and put in appliances...as long as the bones and furnace, plumbing, electrical are good.

I have been searching and have gotten some good info. Thanks to you all for keeping this site up-dated and being so friendly.

HOAs are evil. I'd rather paint myself purple and bungie jump from the Stratosphere, tied by my schmeckle, than ever deal with those SOBs ever again.

Default condos are hell

I wouldn't buy a condo at all. Small single family dwelling. We just bought close to Summerlin 65k
I googled the address to see if a library was within walking distance. That was a major factor.
you should find a great buyers agent (I did) and you should drive around and get a feel for the areas. Even if you have to stay in town for a week to make sure you know where you want to live. I had been looking for 1 yr come april. Good Luck
