Dear Canada123:

Thank you to all who have given info about the Manhattan or Park Avenue Complexes. We are Canadians who are seriously considering purchasing a condo in the Manhattan Complex or the Park Avenue Complex.

We are looking for any updated pros/cons for these units. Any advice that you could give would be GREATLY appreciated.

The reason is there are so many displaced home owners that have lost their properties due to foreclosures and short sales that demand for rentals are higher in some cases. Displaced home owners prefer to rent a house over a condo especially if their previous home was a single family home.

Condo rents can be high depending on high the HOA's are, and the proximity to the strip and how new the property is. Mostly it's because of the HOA's.

I'm currently renting in the Manhattan, and I wish I didn't sign a year lease! The noise is ridiculous in the condo, I'm on the third floor and all day and night I can hear the people above walking. I hear dogs from under me barking. When I walk outside you can see and smell people NOT cleaning up after their dogs. Its horrible. I wish my lease was up.

Come move across the street to Boca Raton. None of those problems here :-)

I live on the third floor & I'm a long-time highrise resident so I understand I may hear noise now & then. Dogs are well-loved in this complex & this may not be the place for a dog-hater. Anyone not picking up after their dog is fined & with our good management here there is good compliance.
I love my home here & I hate to see it trashed by someone who's never posted on this site before-sounds fishy to me.

My family bought a condo here and we absolutely love it. I cannot believe that a whole building's mail got stolen. UPS and the Post Office leaves big boxes outside our doors and those of our neighbors and we have never had a problem. Security is great, not perfect, but where is there perfect security? They have always made my family and I feel secure. I walk the complex at 11:00 at night and security is making rounds on a regular basis. I do not like the condos next door as some recommend it is not nearly as nice! The pool is nice, the parks, the gym. For the cost you cannot go wrong it is a good investment. There are a lot of professionals that live here, really interesting people. You will like it.
