i live near it, very near it, and its a nice area, very convenient to a lot, i don't know anything about life behind the gates though and what the buildings are like on the inside, but they do look nice from the outside...

my sister lived there for a year. Cool place, lot of foreclosures like the rest of Vegas, but has a great young professional crowd. Currently though her old roommate is squatting in the (now)foreclosed condo they shared and has been for months without paying anyone anything and come to find out they have quite a few issues with squatters there(at least 4 units we know of). Just a heads up; security is RIDICULOUS there, completely unhelpful, and I know that an entire building's mail got stolen from the boxes in their lobby(they never lock all the garages so its not actually as secure as they advertise)... Just a heads up; my sis liked it fine there until this whole hassle with her roomie and seeing how pathetic security is...

Personally I would recomend looking at the Park Avenue complex right next to Manhattan; very similar, and I know for fact that they run their establishment well, security handles their biz, and I've got a few friends who are very happy there...

I live right down the street from those. They seem very clean and well maintained from the outside. I had a friend who lived in one for corporate housing while she was out here on contract. She liked her place a lot. She said it was small, but very modern and nice.

I think there are a lot of rentals in there, so if you are uncomfortable living around renters, its something to think about.

Thanks for the inputs guys. I noticed the security wasn't as tight as park ave for example. How about their hoa? Frequent increases?

How's the area for small children? I have 14 mo old daughter, will need good child care, kindergarden.

This is my first post, after recently coming across this forum
I have found this forum to be very informative and helpful. I wish I found it earlier, as it was the information posted here that resulted in deciding not to pursue buying in Lake Las Vegas...which I thought actually looked fabulous.

But now I have made an offer (Contingent at present) on a 1100st ft condo in the Manahttan complex on Serene.
I live in Ireland and I have being looking at buying in Vegas for quite some time...but getting in to this market, with the Vegas house prices declines seem to have have been like catching a falling knife.
Finally I have made the leap of faith (or "gamble" on Vegas bottoming soon and eventually bouncing back.. as it always seems to have done) and started to make offers. It will be a 2nd home/part time residence for me.

I would like to ask if anyone has latest information on the situation in Manahttan. I am specifically refering to
- HOA situation
- Complex standards, maintenance, landscaping etc
- Security issues, as previously mentoned
- any litigation...developer or HOA

- With the decling property values, can I expect to seel the Real Estate taxes reduced (as the complex seems to have been assessed on boom days valuations that is way out of line with todays market values).

- or in fact any general comments would be appreciated.

While my Realtor is helpful in many regards, she is not up to speed on these matters

I do like the facilities and feel of this complex, and its relative closeness to the strip. I hope it is a
good choice, but please weigh in with any information/views.

I could have sworn I read another thread on here some time back about squatters at Manhattan, but I couldn't find it - hope it's not true...

If you're in the area, I would suggest hanging out around the complex and asking people what they think of the complex - the best opinions to take are those of the residents I would think...

There was a post about squatters in the Manhattan condos here. This complex is full of foreclosures. How are they going to maintain services with a shortage of paid HOA's? My guess is that they will raise fees for those who are paying.

I have a friend who lived in those condos. His boss owned one. They are nice looking, however the quality is extremely poor IMHO. For the price of one you can get a nice house with a pool. From what I understand, they have been battered pretty bad by forclosures and the value has decreased by 70%. Not a wise investment Im affraid.

Manhattan is stable. 700 or so units. 60 for sale. 51 have been foreclosed and resold.

I think it a bad bet for owner occupant. Only about 25% of the place is owner ocupied.

But it should be fine for a second home or a rental unit.

I would think more than enough owners are paying up to keep the place working.
