I am planning to buy a property to put for rent.
- which zip code is good place for appreciation later
- which zip code has good price and good rent
- which zip code is safe and easy to rent

Appreciate any advices

Well I can only speak for myself but I have found the zip code 89052 Henderson and specifically Seven Hills to be a great area. I just closed on my second one there. My first one rented in 3 days for $1995 mo pool, spa, 4 beds. Second one will be up for rental next month after I spruce it up so we shall see how the rental market is now.
Seven Hills has sidewalks, parks, biking trails and from what I hear good schools. Lots of Forclosures so you can get a pretty good deal. Remember it's better to buy a smaller home in a good neighborhood than a large home in a bad neighborhood.
Just my opinion.
