The Pahrump well situation remain in limbo. The NV Supreme Court had a hearing on the State Engineers regulation in November but no decision has been handed down. Pretty weird actually.

The issue is that the State Engineer requires that anyone wanting a permit to drill a domestic well must relinquish permits for 2 acre feet of permitted water to get the well drilling permit. The issue before the court is whether the State Engineer has the authority to make such a rule. From the statutes it appears he does not and a lower court so rules. But the SC suspended that decision until it rules allowing the SE rule to be in effect as of now.

Until the SC rules I would think one should try and buy property already having a well. There are such lots available.

As to an RE agent I would ask Cr8lite. She knows her way around Pahrump better than almost anyone. Drop her a DM. She is very fond of people moving to Pahrump.

For those who care Pahrump has a problem rather common in Nevada. The State Engineer issued more water permits than the valley can stand. Happened all over Nevada. Pahrump actually had rice fields way back when. Then the drilling of domestic wells made it worse. Basically the way Nevada law is written one who owns a property has a right to drill a domestic well that draws up to 2 acre feet a year. In fact there are still areas in Clark County where you can still drill a domestic well.

The problem in Nye is that the water level is dropping every year. So eventually they are going to have to do something about it. May however still be 50 or a 100 years away. Our Clark County well for instance is 400 feet deep though we now pump from around 200. Used to be 250 but the Clark County aquifer has actually risen for the last 20 years thanks to SNWA not pumping its permits. And 1000 foot wells are doable though getting expensive.
