For the record, my realtor is a personal friend so I don't think she's out to screw me over. She sent me 29 listings yesterday including some houses that were around $64,000. I'm calling for a loan approval today, and then meeting with her next week to look in my price range and do some walk throughs. I wanted to find something in my price range, if not lower than what I'm paying for rent right now, and then hopefully sell and make some money off of it, be it a condo, or a home, when the economy picks up so I can find a nicer home.

i think thats great but you should find what you really want now... if you buy a "cheapo" home so when the economy picks up you can buy a nicer home, don't you think both the cheapo home and the nicer home will go up?

Yeah, but I'm on a limited budget right now...can't afford anything over $850.00/mth and I'd like to find something less than that so I can pay more on my bills.

Best of luck to you hg4. Even after all the turmoil, real estate is the most common way to get wealthy. 10 years ago, I bought a probate condo, with a small River View in BHC for 26,000. I borrowed 19,000 from a realtors friend at 10.5%. It was still way cheaper than rent. It was also fully furnished. I lived there 15 months and sold it at a nice profit. Three properties later, I am in a paid for 1 br. in Summerlin, that is much nicer than the first one. I was also able to keep a large amount of cash from other sales. Not a huge success story, but just one person, who was then a substitute teacher was able to get situated way better than renting.

i remember you saying that you had the lowest price in summerlin... if i can ask, how much did you pay... was it in Posada?

is there a way for a non realtor to look for a property by street name? wondering if anything is available on peachy canyon in summerlin

Airics, I've been looking at www.realtor.com you can search areas and I think street names, as well as what type of properties you want to look at.

I used Homes for Sale, MLS Listings Search, Real Estate Agents -- Zip Realty
search by zipcode, proximity, zip code.
