When I bought my place here in Hawaii the market was HOT (a few years ago). Heck it's STILL hot here!! Anyway, a "bidding war" broke out between a couple of other buyers and myself, and the price steadily began to climb. I did not want to do a cash deal, but when I made my next offer it was for 100% cash, done, close in 30 days, no if's, and's or but's. The seller took MY deal even though he had offers that were higher because I was a 'bird in the hand'. Financing is not always a gaurentee that a deal is done, but cash almost certainly is. SO, when offering cash, point that out, YOUR offer is solid, quick, easy and gaurenteed to clear. I didn't get a discount, per se, but I DID get the house I really wanted in spite of higher offers by others.

That's why you can't fall in love with just one house. You need to make multiple bids. Some are ready to deal; others aren't. My cash deal took 4 weeks from the time it was accepted, all cash reo.

Eh eh, point well taken nwlv, but sometimes that happens. When I first saw the place I'm in now (bought for cash) well, I just HAD to have it!! Maybe it was the banana trees in the backyard, the fruit and the wonderful shade I shall miss dearly when I move to Vegas...
