Does anyone know what the hoa fees are in Sun City MacDonald Ranch or Sun City Anthem?

I think it depends on a few factors, including the size of the house. (I could be wrong, though.)

When you look at the listing of a house on Realtor.com it usually says toward the bottom what the HOA fees are, how often you pay them, and what they cover. Good luck!

No, it does not depend on the size of the house. SC Anthem and SC Summerlin are $1200 a year, every house. I believe each of them have a 3% esculation clause on due increases from year to year. I do not know the cost of SC McDonald ranch because I do not like a small community and wanted models with really big great rooms.

It is a little more complex than that. Sun City Summerlin charges everyone $1080 per annum. But those in attached dwelling belong to sub associations that charge up to $150 per month.

I don't really understand how Anthem is organized but there are a couple of prices floating around $78 and $92 per month. There are a few attached with totals between 125 and 217. I don't know the algorithm.

McD is in the mid 50s.

Aliante has the Aliante fee of 39 plus a sun city fee that goes fro 60 to as high as 180.

Another thing to be aware of. They charge transfer fees of some size generally paid by the buyer. Sun City Summerlin is 1050 if I remember right. Aliante is a percent...3/4 of 1 percent of the house value. Anthem likely varies depending on when the house was built.

I was aware of the transfer fees. The additional fees you are referring to are for the upkeep and maintainence on the "attached" dwellings. These include their lawn care and exterior insurance.

Yup - but it does not compute in Anthem. I will check around one of these days and find out how it is done.

Summerlin has quite a wide range on the attached from under $100 to over $150 per month. That also makes no real sense...but it is true.
