I just got back from Las Vegas, and while I was there someone showed me a photograph of the strip with every building built since 2003 shown in gold. There are a lot of new buildings!

And, we have CityCenter and the PH Westgate (not a hotel specifically, but highly likely to be rented out to travelers) coming on line very shortly.

And there is the Octavius tower at Casears Palace that is built but will open "when the market comes back".

Meanwhile, companies are shying away from Las Vegas conventions because of bad PR.

I think the answer is clear, but is there actually demand for all the new hotel rooms on the Las Vegas strip? I'd guess that there might be 2x or 3x the number of rooms since 2003. Has demand picked up that much?

Four years ago yes. Once gas and airline fuel prices increased three years ago. The demand for rooms decreased and has been dropping ever since.

I say: Keep on building and building.

Push comes to shove, any number of these buildings can be converted to senior housing, apartments or condo's, which has already happened in Reno.

I don't believe so.I could picture more buildings on LV Blvd South for some reason.Look at Sheikh Zayed Road in Dubai.Matter of fact the whole city of Dubai.Vegas is like Dubai's little sister if you compare the two cities(Even in the line of "Manhattanization")

No. It is not possible within rational extremes to over build the strip.

One can of course over leverage the owning companies which has been demonstrated more than once and may well be under way again.

But the properties are immensely positive operationally. So MGM may well go belly up and take some of its fund sources down as well. But City Center will go on very successfully.

Vegas needs to build a better base of industries off the strip, offer a better value-oriented experience for tourists and give local advantage players a chance to have a fair shot at winning.

We are finally getting some good designers to build things here, but I think as far as innovation goes, Vegas has gotten really formulaic with the *casino*nightclub*high end restaurant* formula. I would like to see innovation in design of casinos (M comes to mind) and a more subdued, less in your face approach to building, where the value is awesome. We have too much high end product right now.

It is better to be over built than under built. Better for visitors to have more choices than not enough. More weekend packages geared to locals never hurt.

M has something you just cannot find on the Strip. A great buffet with free wine and beer. I will go back just for that. I have heard the rooms are awesome too.
Even if they overbuild now it will come back.

I always felt like the Strip WASN'T BUILT UP ENOUGH!

There are large patches of empty spaces and long walking...and realistically pretty much everything from the big casinos all the way down to the downtown COULD be filled with something more than what is there....just tons and tons of empty space everywhere for how much revenue-making money there is available.
