Default Las Vegas Country Club: Who are my new neighbors?

Hi, I've recently moved into LVCC and I'd like to meet some of my neighbors. My husband and I came to LV from the midwest. If any residents read this, please post a response. I'd be interested to know where you shop, eat etc. around here. And how safe do you feel when you are outside the gates?

I'll introduce you to my sister's boyfriend whose family reside at the Las Vegas Country Club, nice looking homes inside and the condo tower units are spacious but a bit dated with all the mirrors, nice view, the location itself outside the guard house is iffy but anyway enjoy your place. I love the fireworks show at LVCC during holiday events.

Hello, I lived in LVCC quite awile ago...and loved it! Sorry to say that due to the fact of having brain cancer, allot of my memory is "Taking a nap." However, "MY YAHOOOO" did not have to comment, if they didn't have anything of relevance to say, other than to ask you if you would really take into consideration of what someone would say on this site...well, my comment to that is, "Not from them!" I really don't think that "karci186" was accurate with information they gave you. Thank goodness for good people such as "LVCC Resident" I read what they said, I thought that it was right on the money...and I would just like to thank them myself for taing the time to give you such good feedback...and "polite." I always thought the grounds were kept beutiful and I thought the people were genuine and extremely nice. The age range I did think was in the "More Mature" age group...saying it politely. There are allot of benefits to that...they take more pride in there property as well as there sorounding area. The respect level they have and give one another is a great reputaion to have. I know this is an old posting, I hope that if you have decided in residing there, you are happy with your decision. I know there reputation has always been very good....and don't pay any attention to the rude and obnoxious ones. Reaching out to find information about questions and concerns that you have, your surely to (hopefully) find a few that can answer you, or at least lead you in the right direction....like I said earlier, with LVCC Resident.

As far as the "condos" (condo conversions technically) at Monterey go, they are becoming a MORE attractive place to live in my opinion as of 7/2014, even though they were formerly apartments. SLS, a hotel and casino located where the Sahara once stood, Resorts World Las Vegas, an Asian-themed resort between Desert Inn Road and Circus-Circus Casino, and other big developments along the north end of the the Strip will be opening over the next few years and should improve the area in general as well as property values at LVCC.

The Monterey HOA recently received a multimillion dollar construction-defect settlement from the condo developer's insurance company and is using those funds to further improve the community and repair the water pipes and other defects caused by the developer who did the condo conversion. The HOA is well-run, has some staff that have been there for many years, and currently has a very large reserve on top of the settlement. The Master Association (for all of LVCC Estates) is also working on improving the property values.

Yes, the areas immediately north and east of the LVCC are kind of run down, but inside the gates is a whole other world. So quiet you can't even tell you are only two blocks from the Strip, and the landscaping is very mature with huge trees, lots of flowers etc. and of course Monterey is in the middle of a golf course as well.

One issue I've noticed is that since these used to be apartments( before being converted to condos in 2005) there is little if any sound insulation between the units, though most people seem to be aware of that and so it's really pretty quiet. Another issue is that the "stock" windows in most units are from the 1970's (even after the conversion) and as such are kind of tacky looking and inefficient, but windows can be replaced so I wouldn't let that stop you from buying here.

I believe the Monterey HOA allows only about 1/3 of the owners to rent their units, which is less than a lot of places. Many of the renters seem to be younger people, and most seem nice. I think most (not all) renters here appreciate that they are in a "nice" community and thus behave accordingly. Those that don't are more commonly not being allowed to renew their leases by the owners, and new renters are more commonly having their backgrounds checked prior to signing a lease. Security has also been improved recently with the hiring of a 24-hour security patrol that is just for the Monterey condos. This is in addition to the security company employed by the master association for the whole of LVCC Estates to man the entry gates and patrol on the golf course.

I would feel uncomfortable currently walking around outside the gates of LVCC at night, but hopefully that will change as the north end sees these new developments come online. Much prettier walk INSIDE the gates anyway.
