I understand Town Square is in trouble because they couldn't rent the apartments there. The stores seem to be doing all right. I think that may also be the reason Tivoli Village will open in stages. Go to any restaurant in Boca Park for dinner and see how long the wait for a table is, then you wouldn't think there was an economic slowdown. Same thing in most stores around town. Whenever we go shopping the stores are always packed.

Exactly Buzz. When my sis was here in Feb and we were tooling around locally, not in the tourist areas, she kept asking me the same thing..."where's the Las Vegas recession, your stores here are more crowded than back home?"

If they bus the touristas in from the Strip like they do at Town Square, Tivoli will make it. The shops, like in Town Square will do ok. But I think all that office space will remain empty for a long time, and Tivoli is not "right on the way" to Las Vegas, off the 15/LVB and as easily accessible to the Cali crowd as Town Square is.

I don't believe there are any apartments in Town Square. There is office space.

The financial problems in Town Square deal with a dispute over long term financing with Leyhman Bros. Basically Turnberry the developer could not get the long term financing supposedly agree to by Leyhman. Hence the problem.

Operations at Town Square are supposedly just fine.

Town square couldn't have condo's due to it's proximity to the air plane traffic is right over head.

As the economy seems to not get better one of the newest shopping centers Town Square has been filed on by the bank for being in default, and the bank is demanding payment in full.

This is going to be great for people who live in a certain part of Summerlin. Especially those that live in Queensridge and the highrise property of One Qeensridge and the other highrise Mira Villa and the master planned community of TPC. The rest of Vegas will find it a refreshing addition even if they have to drive a few miles to check it out.

Town Square is a tourist trap, the same shops that are there are in all the casinos as well.

What is good about it is the neat movie theater and live events (entertainment, bands, etc.) and the idea that families can spend a few hours there with the baby strollers and walk in and out of shops, grab a bite to eat, have an ice cream, etc.

If Tivoli Village wants to really be successful as a locals place, they need to keep the prices down, you got restaurant row right next door in Boca Park which attracts the locals, but you start charging people exorbitant prices and it will turn into the Town Square thing, a nice place to spend a few hours with the kiddies, walk around, window shop, spend very little and leave. I don't see anything in the future about movie theaters for Tivoli Village either. The Suncoast/Century Theaters is right across the street, they don't need movie theaters in Tivoli.

Live entertainment would be nice though.

I'm exicted for it's opening. I think it will do ok, Boca Park is busy & there isn't anything even that great in there.

Went to property shortly after opening this morning. I was impressed with the architecture of the place. They definately captured the "olde world" look.

Not impressed with the stores that were open (all of them WERE NOT despite what the news reports said), they are mid to high end prices.

Two places that were really busy were Petra, the Greek Restaurant and Brio Italian, they have a Brio at Town Square Mall also and the place here in Tivoli has really fine outdoor seating. Food prices in line with the other Boca Park eateries such as Olive Garden and Cheesecake Factory.

Here's some photos I snapped. Parking is great, people were really coming in as I was leaving, locals checking the place out. The place is small, smaller than The District and much smaller than Town Square.

I actually bought a decorated T-shirt in that Couture store, the sales girl said I was their first sale in that location and I got $25.00 off my purchase, lol.

As I predicted, a great and beautiful place to spend an afternoon, in and out of the shops. They had a stage set up, but that's where the festivities were taking place. If there is live music, it would be really nice. The cafe (Cafe Leone or Leone Cafe, forget which) was kinda real nice too. I'm sure it will be always crowded as will all the restaurants in there. Overall, I liked the place. Unique design and not like the other outdoor town malls we have already. Same concept though.


There's an awful lot of office space to fill in there, too.

We went to Tivoli Village around 2pm. Parking was easy for us, as one person was leaving when we arrived, but that didn't help the 50 cars behind us. The weather was perfect, warm and breezy.
Really enjoyed the all female violin players on stage. Don't know who they were, but they were excellent.
Channel 8 news and Channel 13 news were both there. Didn't see Channel 3. Found out later they showed up after we left since i saw them live on the news after we got home. Checked out all the shops and restaurants. Took some photos and went home. A pleasant afternoon.

This is only Phase 1 opening. The rest will be next year, and I predict a bigger opening celebration once it is all finished. We knew going over there that the stores would be something we would probably never shop at. We just like to pretend.
As for that T-shirt, for $25 off, shouldn't it have been free? lol
