I'm a truck driver, so I'm only going to be in town a few days a month. My house has been in foreclosure for almost 2 years, and I moved out last year instead of waiting to get booted.

I am looking for a place now because I have to make payment arrangements with the IRS for a large debt(couldn't pay last few years when things were really bad, used all $ and credit to just stay afloat). And because I have no home/rent payment, they are saying that's extra money to pay to them, not taking into account that I don't want to live in a truck forever and I need $ to move somewhere. Same thing with bankruptcy....I live nowhere, that's extra money for the court/creditors.

I've been looking around for places that I could move into with bad credit. I looked on craigslist for vegas, and there seems to be thousands of listings saying "no credit check", just pay first payment, deposit etc and move right on in. No other market even comes close to the # of listings like these.

I understand that there are people under foreclosure trying to rent their house/condo out, so I have to beware. Should I just contact a property mgt company and ignore craigslist etc? I'm looking for a 2 or 3BR, clean, and has security for up to $900. Am I really looking at 1st month + deposit, or do I have to pay more considering my situation?

Getting a apartment will be easy. They claim that they run a credit check but they are really looking for is evictions and ex felons. You may also need proof of income.

Rodger dodger mojavedxer (okay, takes a little imagination to make it all rhyme, but if you don't have that what are you doing on this forum?)

I moved into my apt on a 99$ special, my credit is not that bad, not that good, but the manager told me they don't care about the score--they are looking for past lease breaking and/or check fraud. And mine did look at proof of income; for a 2br, I think I needed to show 1800 or so; I just started my auto repair business on October 1st so I barely had 1800 in deposits to show; good enough. Good luck

Put it this way, go buy some money orders (or keep cash) for what you are willing to spend for your first month and deposit and take it with you and show it at the first place you really like. That will solve all your credit problems in the current rental market. Landlords are getting so tired of people saying they are interested and then asking if they can get a reduction in the upfront money or if they can come up with the money at some time in the future.

I have cash on hand and am in Vegas now. Haven't looked around yet, will be finished work tonight and I'll probably find a hotel/casino that will let me park and check in. I'm taking a week off here because I want to look around, and the weather heading back east is nasty right now. More snow on the way too I hear.

Well, from what you guys are saying, I can qualify for an apt easy (just show the $), and not worry about my credit situation.


Should I ignore the private listings on craigslist and only deal with a realtor or property mgt co? Or are there some easy steps/precautions I can take when dealing with people renting their house/condo? I'd hate to come off the road a few months from now to see my stuff gone and the place foreclosed.

Checking to see if a house/condo is in foreclosure is relatively easy.

Go to this link OpenWeb Info Mapper Search by street address, get the parcel # (you can click on the property and a pop up will come up). You can then click on Treasurer's Info or go straight to Recorder's sight here Clark County, NV COUNTY RECORDS (http://recorder.co.clark.nv.us/oncorewebecommerce/Search.aspx - broken link) You have to put in the Parcel # in this format ###-##-###-###.

If the record has a breach or default filed you can request a copy from the Recorders office if you want. If nothing filed, doesn't mean it won't be, but you can check monthly from the road.

A property mgmt co won't necessarily let you know that the property is in foreclosure. You still have to keep an eye on the property yourself.
