My PM has told me that garbage removal for my tenants is my responsibility. I know it doesn't cost a lot, but the lease says, "tenants pay for all utility services required on the premises except HOA and sewer." I can't change the billing without the tenant calling and initiating it (a Las Vegas law which I don't quite understand), and so far (four months) they have not done that, even though the PM insisted they told them to do it when they moved in. I would appreciate any comments and help about this. Thank you.

I know I had to pay the garbage on my rental up here in OR.

Ditto - I pay Republic for picking up the trash at the house we rent. The rental agreement actually says that we're supposed to pay for the sewer, too, but the city only bills the property owner. Kind of strange that the property management company has this in their contract... they should know it's not possible.

Let me clarify. I have a house that I rent to someone else. They live there, but I have to pay for the garbage service. It makes no sense to me, but that's the way it is.

We rent, and we pay for trash removal. This is the first time we've ever had to though, and we've rented a few places. I always thought it was the owner's responsibility until I moved here and the lease says we are responsible for all utilities except sewer.

Is garbage a utility? I always thought utilties as gas, power, phone and sewer.

Sewer can't be changed, but you can just stipulate the amount in the lease I would guess. Garbage is most definitely a utility, never heard of any landlords paying for that.

If your tenants get the garbage utility in their name and they do not pay, Republic Services will eventually come after the home owner by putting liens against the house. If you want to collect trash utility, add it into the rent as a separate charge to be paid alongside the rent or eat the cost.

Yep, that's how our lease is done. $14/mo in addition to the base rate. Plus another fee for landscaping, which still annoys me, as we have desert landscaping in the front and about 300sqft of grass in the back that would take me 2 minutes to mow

It's actually smart of the property owner to do that. If I was going to rent my place out, I'd have a landscaper and a pool guy on contract. Not every tenant is as nice as you and your wife. I've heard horror stories. They usually involved many swear words.

In North Las Vegas, our water / sewer/ trash are on one monthly bill, paid to the city.
