just wondering because in henderson i noticed homes lower than 100k are from 1965 . not that that is bad,but how are older homes in vegas? ijn north east 80 yr homes the norm. Also Summerlin surpose to be good i hear byt some zips have scary demographics and sex offenders high it seems.

I've seen newer homes in a nice area under 100K in the North West/ Centennial area and also the Aliante area. Of course it also depends on the size of the home as well. Most homes that I've seen go under 100k are single story ~1400sqft or less. Or also the three story homes that are extremely close together. I would be extremely surprised if you could find anything in Summerlin under 100k.

Mountain's Edge and the areas off Blue Diamond, almost everything in the NW and in NLV, plus all the stuff out east of Boulder Highway (although not the greatest area). These areas pretty much any resale house 1700sf or less is going to be selling below the 100k mark.

you're dreaming.. under 100 puts you in 1700sf in the east or northeast.. in the nw, the homes would be older or tiny 1200sf.. remember that the listing price may be 99k, doesnt mean they are selling the house for 99k...

I have a friend who bought a house in Sierra Crossings of Summerlin for $86,000 last September.
It is 1400 square feet, good condition, all applicances included, and he bought it by conventional loan. And it was built in 2004 only!

are you talking 215 near alexander.. the 1400sf homes on 2100sf of land? the sierra crossings are in 89129. summerlin is 89134, 89135

I have no idea what the boundary of Summerlin is.
Anyway it is the northwest part of the Valley. Maybe a little bit north of Summerlin, but it isn't really far from it.
And yes, it is 1400 sf on 2100 sf of land. Sierra Crossings Phase 2.

I Know the area, you can buy in there for as little as 65k.. the props that are 1300sf are on 1800sf land, and the 1400sf are on 2000. Summerlin in my opinion is just a name.. just like a gated community = a false sense of security.. But to have Summerlin as an address adds a ton of money! Best bang for the buck is in the northwest.. For what you pay for a 1500sf in Summerlin, you can get a 2500sf in the Northwest

I personally like the southwest area more than Summerlin.
And if you are an Asian, having a southwest address adds a ton of money also.
I am reading a local Asian newspaper right now....all the housing advertisements are for the southwest area. Maybe a little bit for Summerlin. Almost nothing for the East, Henderson, North, Sunrise Manor, and the NW.
