Looks really nice.....but im 2500 miles away....What do the locals say?
A little older community that looks well established....decent size yards and lots of beautiful landscaping....at least thats what I see from here!

Any help is appreciated.

Spanish Trails only sucks half of all the water usage in Las Vegas but it is definitely a clean and green community, hehehehe.

Very nice place. Covers a rather wide range of homes from condos to palaces.

not all are great...some just normal...but there are some really nice homes.

HOA fees high particularly on the less expensive places.

There are other places of similar attributes. But for a verdant community Spanish Trails is hard to beat.

And it is a very convenient location for strip access.

The monthly HOA fees are high...someone, everyone...has to pay for those guards at the entrances and all the maintenance..maybe even around $400-500 per month, but I might be off by a bit, but not much. I have a friend that has a sfr in there.

Nice community, older, from townhomes to median single family, up to multi-million dollar estates (in an attached separately gated community).

And if I remember correctly, everyone in there just got hit with a special assessment to re-do the guard gates.

OK...400 to 500 hoa dues....does that include property tax? If not ill look elsewhere...

Nope, Hoa is your Home Owners Association, nothing to do with the property taxes.

HOA's never include property tax's, HOA's usually cover eminence of the common area's and if there is gates or guard gates,pools, tennis courts.
The more amenities you have the higher the HOA.

Nope, HOA dues are like paying a mortgage. Don't pay them, your house gets foreclosed upon by the Master Association and the Sub-Association.

Property taxes are never included in that monthly HOA fee, as other posters have mentioned.
