Hello everyone:

I am new to the board and am purchasing a property sight unscene.
I want to know about East Cumberland Street in Allentown.
The property currently has a section 8 tenant in it. I want to know if this area is a good investment. How are the schools and is the area safe? Also I want to know about the job market for a tech person.
The asking price is $149,000.

The schools are not good and the area is questionable. As for tech jobs, I can't say that Allentown is a hot bed of tech employment, but you can look here and see how it compares to where you live now: Search for jobs in The Lehigh Valley, Allentown, Bethlehem and Easton. - mcall.com or here lehigh valley all jobs classifieds - craigslist and see what you think. It would be worth your time to read the multiple threads on this forum about Allentown.

There is a large public housing ("the projects") development very near there ("Cumberland Gardens" I think it is called). DO NOT buy a property sight-unseen, I don't care how cheap it is. The schools there are crap. Just because it's a section 8 tenant, doesn't mean that you're going to be able to reliably collect their share of the rent. $149,900 doesn't sound like a great deal unless it's a big single family detatched house on a decent sized lot, even then the neighborhood is questionable.

I know people from around that area. While it certainly isn't the worst neighborhood in the world, most would prefer to move if they could or haven't already done so. I can't see that area as being great in terms of investing either.
