This is part two of my previous thread in which I attempt to determine if I can financially swing a move for a job in Emmaus (which I have not yet been offered, but I'm thinking ahead.)

I'm looking for two things and I'm hoping there are some horse people on the forum who can help.

1: Boarding for my older gelding. Here's what I'm looking for in a boarding facility, in descending order of importance.
-Turnout either 24/7 or at least half day, every day;
-Full or partial care;
-Somewhere to ride;
-Really, really prefer small group turnout instead of one big herd as he always ends up on the bottom of the pecking order.
-Close to Emmaus
-Access to trails, either on the property or within riding distance (I don't own a trailer.)
-Prefer a barn that with other adult boarders. I don't mind if it's kid-friendly, but I'd prefer not to be a place that's kid-oriented, if that makes sense.

Are there stables like that around, and what's the range of boarding costs?

2: Riding Lessons. I currently take lessons at a hunter/jumper barn and would like to continue if I move.
-Prefer eventing, but would do hunter/jumper or dressage.
-Has lesson horses available (I still ride my horse, but he's never been a jumper and at his age, it would not be wise to start)
-Adult-friendly
-Beginner-friendly (I've been riding for most of my life, but I'm still pretty novice when it comes to jumping)
-Instructor with current or recent show experience
-Not insanely expensive

I would love to find one barn that could fit both of these needs, but I know that's a longshot.
