I will be working at Kutztown University. For now I will be commuting from 65 miles away but at some point I will want to relocate closer and living right in Kutztown isn't appealing . Do you recommend the western end of the Lehigh Valley or down 222 to the Reading area or even Ephrata? I will be looking for the least traffic commute with the convenience of supermarkets gym etc... nearby, low crime with a stable housing market. School districts are not a factor. I will be looking to buy something in the 200,000 range about 1400 Sq feet.

If you're okay with a 20-25 minute commute I'd consider something in Lower Macungie Township or the surrounding townships. You'll be reasonably close to a couple of gyms, many grocery stores, Costco/Walmart/Target and restaurants. Traffic going west toward Kutztown on Route 222 is usually not bad until you go past Kutztown.

LMT has lots of townhouses and condos that would be in that price/size range if that's something you're considering.

Upper Macungie as well, plenty of townhouses within your price range. Shopping close by, safe, good school district = stable values, etc.

Do you want to live in a small walkable town or do you want to live in a housing development or townhouse complex? To me, that's what you have to decide. I would personally choose to live in Kutztown because it would mean easily getting home and it's a pretty neat little town, but if that's off the table than I'd like to hear more about what you are looking for before I come up with any suggestions.

I am fine with both a housing development or an older neighborhood. I know more and more housing developments have walking paths that are often linked with other paths. My main concern with Kutztown is it isn't close to major amenities. I am used to running to Costco, Panera, Chipotle, a large supermarket with a good salad bar for take-out etc... where I live now. The other concern I have with Kutztown is living near students and transient renters. I would want a neighborhood of home owners. I know some suburban townhouse developments also have that problem.
