I'm curious about your experiences with home building and living in the Lehigh valley. I lived there a few years ago with my husband in Easton (forks township). We now live in Philly and while we like the big city amenities we are longing for some more breathing room (less litter and crime would be nice too).

I'm considering this area again as we would love to build our own home but I'm also looking into some other places closer to Philly because of our community here. If closer to Philly, we wouldn't likely be able to build but rather buy a home on our budget. approx 700-700k.

Is this a doable budget to build a home approx 2500 sq feet? What areas would you suggest? I love the promenade shops and downtown bethlehem. By the time this would be a consideration we would be mid 30's early 40's. No kids and no real plans for them in the future. Both self employed.

I'm concerned because in forks we lived in a development with folks mostly older than us and we had no friends. all of our neighbors had kids high school and college age and we just couldn't relate. I'm a bit fearful of being lonely but I'd love to plug into a church if we would choose the Lehigh Valley as that is how we've made excellent friends here in Philly.

You can build a very nice custom 2,500 sq ft house for $700K. In fact, you could probably build a 3500 - 4500 (2 story) semi-custom house for that kind of money (especially in the new developments popping up, there are a few choices).

A church would be a great bet, but I think most neighborhoods are centered around kids (young to HS aged) or older people (especially neighborhoods with 1st floor bedrooms/ master bedrooms). Also, commuting to Philly is ~2 hours (around rush hours), even from Quakertown.

Would you need to commute to Philly on a daily basis? If so, then I would cross the Lehigh Valley off your list. I love where we live. We moved here 20 years ago from Delaware county and we had lived in Chester and Montgomery counties before that. I like just about everything about it, especially the friendly people. There are great churches up here and I have no doubt that you could find one just right for you. You could easily build the house you want in that price range in my school district, Southern Lehigh - where the Promenade shops are located. ;-)

Nope no need to commute daily...just when we want to visit. I've read some of your posts about where you live and it looks great! I may private message you later on with some other questions if you don't mind. It puts me an hour closer to my family which is a plus and my husband has a side business with a business partner in Bethlehem.. so that would be convenient. Anyway... Thanks!
