Around Saucon valley shopping center ? I like this mall.


Saw some open houses in Emmaus /Easton today — very remote and they donot even have cooking gas ; houses are big and cheap and modern.

Do you mean The Promenade Shops in Center Valley? There are lots of newer homes in the area. Just a couple of miles away is the Curly Horse Development on Hopewell Road. It adjoins the Hopewell School Property and a new park will be built there this Spring/Summer. There is a new development off of State Street in Coopersburg and one on the opposite side of 309 close to the Bucks county line. Do a zillow search looking any of these keywords -Southern Lehigh School District/Upper Saucon/Coopersburg/Lower Milford. There are some big houses going up in Lower Milford and all will have a minimum lot size of one acre.

Visited LV AND WENT TO OPEN HOUSES.

1. Is downtown Easton booming ? It looks like a jersey city downtown. Maybe will buy an apt and commercial building there.

2. For houses, lower macungie near Whole Foods is convenient. Maybe best schools in LV? houses are very new selling $350-500k ; such houses selling at $1M in NJ.

Promenade Shops Is nice too.

list of best areas to buy? :house 20 years old with high ceiling , $350-500k, utility all public , close to shopping ; decent schools; close to nyc

We bought at Trio Fields in Nazareth. New single-family homes and townhomes, a modern and beautiful neighborhood. The process was great and so were the people. Neighbors are all great, a wonderful neighborhood so far. Great schools and reasonable taxes. The township is putting in a parks system right next to it with ball fields, hiking trails, etc.

I donot like such builders selling common townhouses.. the materials they use is cheap.. that is why they sell at low price. and donot want HOA.





10-20 year old custom build houses will be best for me. They selling $300-500K.. pretty good deals. Hope it comes with balcony/ fenced backyard/ pool / bigger lot





So far i like areas in:


1. forks

2. area around wholefoods.

3.. south side of Lehigh univ.

4. Palmer




Is housing price in LV increasing or same level during past years? One agent told me the price has NOT recovered from 2009. Maybe buying in next winter.

My own opinion is that housing has not recovered and will not recover, since there is so much new construction going on. Hopefully, I'm wrong.

That’s good news. What price point? I’m seeing a ton of new construction, mostly in the $400 to $700k range.

10-20 years houses at $300-400 k are selling like hot cakes.


Interesting is that people can still buy houses for $100-200k in LV.

HOA at Trio Fields is $35/month. They didn't go with the big clubhouse, pool, etc purposely to keep that down. Folks own their own land. We liked that better than the traditional big HOA. We can join the local community pool and there's a huge park coming in within walking distance.

It's true about the seller's market. We looked for months and anything decent in the $300k price range that was 10-20 years old was getting snapped up very quickly. If you aren't positioned to look at a home and make an offer as soon as it comes on the market, you will have a lot of trouble in this market.

If the economy goes into recession, there will be plenty of great buys.
