We have a house thats been on the market for about a month and I was wondering if anyone has sold/is selling their house in the LV, preferably in Allentown (not Macungie, Bethlehem, etc). I'm trying to get an idea of the average time its been taking to sell. Also, what tactics did you do to get it to go other than price.

Right now the house we have for sale is empty and in move in condition, so staging is out.

We just sold - We did not have an agent - Great way to put $ in your pocket. It was very easy and comfortable.

I'm in a contract with an agent, so I cant do that just yet. Right now I just want to be done with this other house. Lots of tire kickers out there unfortunately.

Typically this market (if you are priced right) will produce an offer in 60 to 70 days. because inventory (houses for sale) is high, buyers have the luxury of taking their time. If you are getting showings, then you are priced correctly - if you are not getting showings then you are trying to push the market for a higher value and this market will not respond well to that.

So if you house is empty, it is not necessarily a bad thing. But build your strategy around that (sorry I don't want to go to specifics because you are under agreement).

If you are going to sell your house on your own, Good Luck, it some cases it works for some not all. And most of the time it comes down to just playing with money.

Thanks Jeff. Its frustrating writing that check every month. I just wish I could get one offer..we have people coming in, but again no offers. We almost sold it last year, but the deal fell through due to the buyers not being abloe to get their loan, even though they were pre approved. We then rented it out again, but we had yet another dead beat as a tenant.

Hopefully something happens to change the market.
