hello all, are the real estate laws different from NJ?
do i need a lawyer to buy a house or for the closing?
i was advise that i dont need a lawyer and that the real estate comp..handles everything.
please help.

It is true that the real estate laws in PA differ from the laws in NJ. The 2 most important ones are:

1) Attorney review is not mandatory. However you can elect to have an attorney review all paperwork within 3 days from execution of your agreements. At that point an attorney can recommend changes to terms and conditions but not price.

2) TIME IS OF THE ESSENCE: Not always in the state of NJ is the time of the essence clause put into the agreements (I have seen some but not all and again I do not practice enough to know for sure). So in PA when you agree to a settlement date that date is in stone.

Other then that everything else is fairly the same.
