I am researching relocating to another part of lexington (andover area) but need to sell my home in masterson station. I have NO IDEA what sort of fees, taxes, etc. are paid at closing when selling. Can someone give me some info??? About what percent can I expect to have when walking away? What is a typical realtor's fee? Clueless!

Most Realtors charge 6% to sell your house. Half of that will go to the listing agent and half to the buyer's agent. I usually charge 5%. I still give 3% to the buyer's agent since that is the norm for our area.

When you sell, you will pay $1 per every $1000 of sale price as a tax. So, a $150,000 house will be $150 tax. The seller also pays for deed preparation and the title search. That usually runs about $100. If you have a mortgage, there is a courier fee to overnight the payoff check to the lender. Usually $25-35 per lender.

I just sold 305 Masterson Station the first day on the market for the full price. I am keeping it active for backup offers since you never know if a deal will fall apart. Here is a link if you want to see it: 305 Masterson Station Dr - Lexington, KY 40511 - LBAR.com - Listing 1403057

I have sold several in your neighborhood:

2452 Rockaway (Twice-used me to buy and sell later)
2624 Buck
264 Masterson Station
621 Hopewell (Twice-used me to buy and sell later)
825 Whitewood Flat
3100 Majestic View
400 Sandersville Ct
537 Skyview
3056 Sandersville Road (This was the one that had several listing agents and was a FSBO for years. The one across from the school with all the landscaping and Christmas lights. Sure you know that one!!)

Where are you wanting to be in Andover? I lived in Andover until about 18 months ago. I love the area. We are still close. The 40509/Hamburg area is my favorite part of town!!

Let me know if you have any other question.

We love the Brighton Woods area. Looking to spend $200K or less. The ONLY ONLY reason we are still wavering on whether to list the house is our fear of bringing money to the table. We owe about $139k and "think" the house could go for maybe $147k, despite living in it for 7 years.

I just sold 3909 Barnard in Brighton Woods! That is one of my favorite neighborhoods.....although you do really hear the interstate.

I'd be happy to look at your house and let you know what I think it would sell for. I could probably budge on the commission to make it work since you would be buying and selling :-)

My email is realtorjohnrice@yahoo.com and cell is (859)227-4333.

You should check out The Fairways at Andover, new construction neighborhood on Kavenaugh Lane in Brighton, we have already sold 3 homes there. There are several quality builders in the area. I am closing the 1st house in the new neighborhood next week. I represent a builder building quality homes who was named 2013 Builder of the Year. There are some will trained professional realtors in the area. There are also many who do not fit that category. Go to a dozen or so open houses and the results may amaze you both good and bad. If your list of needs is long and complex pick someone with patience. Lots of housing choices at every price range in town as well.
