They're nice if there's a heavy rain and you're basement floods, but normally you shouldn't need them. They are great for a "crisis situation."

I was just thinking if I purchased a home with a finished basement what a mess it would be. I wonder if I got a unfinished basement if there is some way to seal the cement before finishing.

Most of the time water in the basement can be prevented by things like redirecting downspouts and grading the dirt around the house. My old house had a baaaaaaad water problem. I had the basement waterproofed (Waterproofing really is just controlling the water that is still coming into the perimeter of your foundation). I also had a guy with a Bobcat regrade my yard since it sloped towards the house. He brought in 3 dumptruck loads of dirt. I had gutters that never clog installed and burried the downspouts, taking them far away from the house.............No water and the sump pump never runs now.

After all that, I never want a basement again!!

Thx for the info Lex. Why would anybody have the yard where water runs to the house?? The house I lease now I used to own and they did the same thing and thought "that was stupid":O But in AZ we don't get the really bad flooding in town. Except the streets. I swear they put the drains in with the thought it never rains.
