We bought our house north of Merrick, west of Hempstead, and south of Hendrickson--so we're still SD20. In my opinion there are nicer homes for the dollar north of Hendrickson, but even though it's still Lynbrook that's the Malverne district (the line might actually be Central Ave.)--I wasn't as into it as I was SD20.

From where we are we have the option of the Lynbrook train station (.6 miles) and the Westwood train station (.4 miles)--purely for transportation it was the best move available.

That said, when I go running, I do like the area north of Peninsula, between Hempstead and Ocean. You lose close access to the Westwood stop, but living there you'd most likely exit from the front of the train at Lynbrook Station, so you'd walk past the restaurants and the bars on the way home. Unless you get a place right off Hempstead, the area around where we live mostly exits from the back of the train, so when you walk home you're a little further removed from the "town"--although there is a new plaza being put in along our route, on Merrick, so there could be some nice detours in our future if it fills right.

Thanks to all again for the great info!

On MLSLI, look up Nassau, Floral Park, Floral Park Bellerose SD. Most of the homes will be in FPV. Look at the taxes at the top of the listing. You will see a village tax and another tax listed...you must see the village taxes to be sure it's in the village (without knowing the streets, that is). I ideal area is South of Jamaica/Jericho. SD is FP-Bellerose and is does very well in the rankings. FPV is a very very solid town, you can't go wrong with buying a home there. Very strong property values, and likely always will be. FP residents value the tight community spirit.

I would not rec Mineola as the SD is just ok...and less of a strong property value. Alot of people also complain about alot of immigrants living there, alot of rentals, etc.

Oftentimes, the MLSLI.com lists a place's location by the community named in that place's mailing address, which is, more often than not, different from the city, village or hamlet where that place is actually located.

You can find out in which community (city, village or CDP) a place is actually located, which is oftentimes different from the community named in that place's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

And, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

Bear in mind that places with a "Floral Park, NY 11001" mailing address that are not in the Village of Floral Park are in the Village of South Floral Park, the Village of Bellerose, the Hamlet of Bellerose Terrace, the Hamlet of North New Hyde Park and the Hamlet of Elmont.

I'm happy I could be of help.

As far as the "ladies lane" such as Dorothy, etc., those are nice areas to live and I don't believe there are any issues with the Grumman thing back there. Just beware that at the most east end of those streets, they back up to the Seaford Oyster Bay Expressway. Not that you would see the expressway so much but you may hear traffic. That expressway runs North to South and is not a very long expressway but it used by trucks, etc. other than that, the area is nice and that is one of the areas I was referring to when I mentioned in my last post being near the junior high as a nicer area of Bethpage. I believe those streets are Central Boulevard School. The cut off is somewhere around there between Central Boulevard Elementary and Charles Campagne Elementary.

I grew up in Floral Park (many years ago). I'm not sure how much the village has changed but I would say any of the side streets off of Floral Parkway or Floral Blvd (all tree/flower names) would be fine. There's some nice old tudor houses in those neighborhoods. Most properties aren't huge but then again that's less lawn mowing! Nice sidewalks and most of the village is an easy walk to Tulip Ave. Not sure if they still have the huge village playground with pool. FP-Bellerose school was nice and the neighborhood around there was great.

I'm having a little trouble figuring out the school district for Floral Park. When I check the school info on the MLSLI it only gives me 2 elementary schools (John Lewis Childs school and Floral Park Bellrose school).. where would the kids go for middle and high school? If there is a choice of high schools which is the better option?

ProdigaLI: What part of Valley Stream is the part with the higher crime? Is it north of the Southern State or south? Is it anywhere near Lynbrook? What streets encompass the town? Also do you need flood insurance if you are north of Merrick rd?
