I hear this all the time but I'm just not seeing it. If it's been common knowledge for so long it probably isn't a deal either. What am I missing here?

I moved to Kings Park a year ago. I haven't heard that Kings Park is such a great deal for the dollar. Where have you heard this? Ideally I wanted to stay in Nassau County (work and grew up there) but the houses in our price range needed lots of work. We were able to find a nicer house in Kings Park which didn't need work in our price range; we also got more property than in Nassau County. I believe overall though that Suffolk homes cost a bit less and you get more for your money than in Nassau County. Right now there are lots of homes on MLS in Kings Park in the $200's and low $300's but I think they may need work..although I'm not sure b/c I haven't looked at them personally since we already purchased a home.

I think people say this because KP is less expensive than Northport/Fort Salonga to the west and Smithtown to the east.

Compared to the surrounding areas (Northport, East Northport, Commack, Smithtown) I do believe that there are better deals to be found in Kings Park. The trade-off is that it is a little bit more out of the way.

I do agree with you Tom. Prior to looking in Kings Park we looked in Commack, Smithtown and East Northport. Kings Park was less money than most of the areas; especially Commack. In Commack I found a lot of the houses were smaller in the same price range as my house in Kings Park which is slightly bigger b/c it has a dining room. Most of the ranches I looked at in the surrounding areas were smaller and cost more. But as you said, the trade off is traveling a little more North; maybe 2 miles more North of Commack.
