Do I buy the nice house in Middle Country School District with an inground pool and beautiful yard and big kitchen for $50,000 less than the one in Three Village SD with an decent kitchen and decent yard but I have to fence it in..

Also the one in Three Village is 5 minutes from work, where as the one in Middle Country is 15 minutes from work..

How bad is Middle Country anyway?
How bad is Middle Country for resale value?

Location, location, location - 3V. Or look at Mt. Sinai and Port Jeff. Less expensive than 3v. Better schools than MC.

ITA. I know nothing about either place but anecdotally even I know one is more presigious than the other (overall) and will hold up better.

Three village. Also if you ahve kids, remember who your kids will be friends with and what kind of influence they will have.

Same taxes. Also we will be at the top of our budget in 3V. In MC we will have a little bit of wiggle room...

Tough call, but I'd grab the MC district. Not worth losing house size, yard size, pool, fence, and kitchen along with higher expenses. The best learning comes from the home, and many of my friends graduated from MCSD and got very nice educations.

Wife says: Even if your kids needed extra help, they aren't going to blow through 50K in tutoring, which turns into around 100K+ after the life of the loan.

We agree: Use the extra money to pay off extra mortgage and decrease your interest paid.

3V IMO. Taxes are the same so its a big swing. The house may seem at the top of your budget, but depending on the situation it might be okay.... if you have to spend a lot on improvements then maybe its not a wise idea, but if its in mint condition right now, then you should do fine because 5 years down the line you will be managing it easily if you have a fixed mortgage.

Um no.

Middle Country is a tad better than Longwood but nowhere near 3V.

3V hands down no contest WAY WAY better schools QOL and ROI.
You will Make that 50k up and then some over the life of the loan.
