This subject was discussed in a FedEx market council meeting in Mephis. It's the perfect location for a freight hub. Why do you think they just turned on the rail spur there?
The railroad tracks are being repaired; I saw it myself.
I think the FedEx thing would be awesome. The grounds can stay pretty much as they are right now, jobs would be created and population impact would be minimal.
I'm sure the North Shore idiots will have something to say about potential noise though.

Maybe NY should be getting kickbacks NOT to build a casino there. One would think that area is worth $100 Billion+ to AC & Foxwoods. But I bet some pols beat us to it.
Riverhead Resorts had proposed creating a $1-billion resort, complete with an indoor ski slope, water park, hotel and equestrian and conference centers. The firm bid $155 million in 2007, but renegotiated the price to $100 million as the economy slowed.
First they lost $55 million by farting around for 3 years.

What a waste it would've been to build a 400 ft ski mountain, I mean c'mon, who here would go there??
I've been saying a casino should be built there. Likely 10x-100x more lucrative to NYS RH and Suffolk than a ski resort. Think about what it takes to go to AC. It takes 2-3 hours to drive(doing 85) and You're down $50 in gas & tolls by the time you get there (if you're lucky enough to not get nabbed for speeding by NJ highway patrol)... A casino would be a boon to everyone here and keep $$$ in NY rather than sending it to NJ / CT. We have the Gambino crew here in the pequas.. if they are looking for pit-bosses, that shouldn't be a problem.
NYS should work out a land swap with the Shinnecocks. Give them the Calverton lands and let them build a casino, and sell the current reservation of 200+ waterfront Southampton acres for something approaching $1B. But wait 20 more years so I have passed on from my North Fork home.
They would be fools to do that. That land is worth way more than a billon dollars.

Unfortunately, their "expectations" and plans are pretty low compared to yours (which I agree would be very feasible). As per what I posted above:

Just what we need more of on LI! "Subdividing the property" to developers to build ... drum roll ... more McMansions in the middle of nowhere that will be a hard sell in this economy! Plus wishful thinking that developers are going to pay for infrastructure. Yeah right. I bet SHE is connected with some "developers."
