I don't think the business was doing well - contrary to what others have said. The landlord was jacking the rent up. Looks like the numbers were not in his favor. The landlord did the same to the previous tenant about 5 years ago.

I wouldn't say his business was not doing well but his rent was $4,000 and was jacked up to $4,500.
I understand a coffee shop/diner was suppose to go in there but bailed out..probably due to the rent also. That's why Nick left...got to sell a lot of coffee to cover $4,000 per month.

A coffee shop would be a bad idea, Massapequa Perk is right next door.

Pequa...the park has a new coffee shop anyway..right around the corner where the old Mary's (otto's) was located..it is named Fred's Inside the Park Cafe.

Good to know. I never stepped foot in Mary's. I'll have to check out Freds. I read somewhere that shady stuff (selling cigs to minors I think) was going on at that Mary's.

Yes that is true. Minors from far and wide knew Otto (the owner of Mary's) would sell cigs to minors. He was caught at least twice but somehow managed to keep his license to sell cigs.

The new owner is a good guy, remodeled the place and will be making breakfast and lunch. Check it out, he did a nice job remodeling.

A couple grand isn't minor.....and don't forget all the extra channels you have to go through with villages. You not only have to deal with town and county pests but village too.

Don't forget the village Brownies writting tickets all day to you customers chasing away any business you can get.
