I remember while lurking here a few years ago everyone who lived on Long Island complained how high their property taxes were.
I was browsing some listings in Nassau & Suffolk for a 3BR / 2BA house in a good school district and saw many great houses where the taxes were between $6K to $7.5K.
Comparing that to Rockland or Westchester.............taxes are between $9K to $11K for a comparable house.
Maybe I should re-consider Long Island in my house search.
P.S. Now I know they are still sky high in places like Great Neck, Cold Spring Harbor & Manhasset.
Keep in mind if they are in villages, they may be leaving out the village tax. When my house was listed on MLS last year the taxes on the listing said "$7000", in actuality with the village tax included they were $12K. If it seems to good to be true it probably is.

The main reason I didn't consider Long Island is cause I work in Manhattan (so the commute). But now that I browsed a few listings.........taxes wise it's not bad (unless of course if you want to live in the exclusive areas). The only negative thing I can think of is the traffic during the weekend.

Believe it or not, there are homes with taxes of no more than $7,500!
In Suffolk, East Northport is on top of the list when you consider SDs. Hauppauge is another area.

It seems to really depend on the last time the house was sold. If it was sold multiple times during the 2000s then the property taxes will probably be higher then a home that was owned by one owner during that time.
Titus- come to long island! My husband is originally from westchester and he always thought long island was super expensive until I got him to move here. He loves it! Good luck with your search and don't rule this island out!

Not necessarily. The only reason frequent turnover would have an impact on taxes (at least in Suffolk County) is if each/or many homeowner(s) made improvements which required a permit and CO; of course that wasn't uncommon in recent years.
