I know this is an impossible question to answer, i am juts looking to see a ball park price and if it is possible before I waste my time and a professionals time.

I have a split level house 1800 sq feet. Its the standard hicksville,plainview, syosset split. You go into the main level from outside via a few steps. Living room,dinning room and kitchen on one level. Small set of stairs to go upstairs to 3br's on main floor hallway before kitchen and a Small set of stairs in kitchen go to the den, garage is on that level also (ground level.) Of course basement level.

I see allot of houses in the area where they expand back basically double to triple the size of the den and then build a level up and add 2br's and a bathroom or a master suite w/bath room and a small 2nd room. Generally these houses add 1100 to 1300 sq ft.

What is a ball park price for these additions. I'm not planing on doing a 40k bathroom. I used home depot for tiles and vanity's etc for other bathroom and they are very nice. I assume the addition will be 1100sq ft. Is there a general avg price per sq ft in Toen of OB area, is this a 150-200k job maybe less or a 265-325k job. I honestly have no idea. I'm hoping the price is closer to 200-225k or less.

Why do you think it's a waste of time for someone in the profession to give you a free estimate? Do you think other people DON'T get estimates and just have people show up and start working? I'm not meaning this to sound snarky, I'm genuinely curious why you don't just get someone in to give you a real number.

I can't answer the direct part of the questin but don't forget about the major thorn after such a reno. The new taxes. I added a 9 x 10 breakfast room in North Hempstead and my taxes went up $650 a year and that was 9 years ago. The contractor kidded me that he built larger closets for people than I was adding for a room.

I don't think thats a good first move. First talk to some contractors.

first problem wiht just getting an architect before you know what you're getting into is, you will design something you can't afford to build. Architects, really don't have an idea as to what the costs of the things they design are.

I don't know what area you're in for what you're asking for, I'm not in the business, but would think the numbers you're throwing around aren't unreasonble.

That is NUTS and one of the reasons folks don't improve their homes especially now in bad Eco. times.Soon we will need a permit if we use a bath room more than once a day this kind of tax system needs to Stop!.MO
