We're considering adding a 2nd bath to my cape home since we are considering selling, and based on the comparable sales we've seen, it's a major factor in price. The house is currently a 4br, 1 bath (2br down, and 2br up). Basically the layout is what I have coined a "backwards levitt". Enter in the living room, then dining room (former kitchen), then kitchen addition in the back.

The one current bath is in the hall across from the master and next to the "nursery" (smallest br).

We would rather not sacrifice a bed for a bath, because it is currently used as a home office SOO...IF we were to do a "doghouse" dormer on the second floor to add bath #2, any ballpark figures as to what that would cost? Just a standard 5x7 bath, nothing too crazy.

I just gutted our existing bath for $7500, and it's looks way more expensive - I'm a good bargain shopper.

The agents will probably chime in, but I rarely meet people that put money into a house and get more value then they paid. My realtor has always told me to never change anything to add value, because you will usually only get a fraction of what you invested back.

I grew up in a cape with 4 BR and 1 bath. Seven people...mother,father,two girls and three boys.

We didn't need a second bath because boys peed behind the garage!! My younger brother Mike could pee 10 asbestos shingles high.

Thanks guys, but I'm not looking for advise on IF we should do it. I want to know the COST for this type of addition. I know RE sucks now, but in my particular area it's basically "unsellable" without. It doesn't bother me too much personally.

So anyone, doghouse dormer bathroom prices?

Bear in mind once you let the building inspector into your home, they will be looking for anything and everything that isn't supposed to be there or that isn't up to code. I know you aren't looking for financial advice (although I agree with pp that this is a poor way to spend your money and you won't see the return) but....keep the building inspector in mind as you may be biting off way more than you think.

A bathroom also raises your taxes, which will impact your future asking price (and if you can't sell, you'll be paying those taxes).

I'm sorry, I can't tell you about the cost - too many variables.

What I do know is this - a 2nd bathroom alone does NOT add $60K - $100K to the sales price of a 3 BR cape.

However, if the capes in your area were all built around the same time, they probably all had one bath to begin with. When (new) owners put in the additional bath, they probably made other improvements as well, which could possibly all add up to the additional value.

Another form of Socialist Government.Why should my taxes go up for a 2nd bathroom?Makes no sense I can only move my bowels so many times regardless of the number of bath rooms.This kind of taxation needs to end!And sales tax on toilet paper is another thing.NUTS

I am currently in the process of getting a 2nd bathroom added to the 2nd floor of my Levitt with a front dormer too. We are waiting for the permits to be approved and hopefully construction will start soon. I have a unique house with various extensions, so the price quote is not the same for all Levitt homes.

I would call a few contractor companies (we called Sierra and Levitstyle). They will come to your house and give you an estimate based on your home. I don't think anyone could give you an idea without seeing it.

Could you please let me know what the cost was for permits? I already have a GC that I've used for all my home renovations, but I don't want to bother him if the price is way out of my league. I was hoping for under 15k, but I might be dreaming.....

My husband and I both grew up in Levitt's, he in the cape, I in the ranch. Still have laundry in the kitchen? Good luck with your projects.
