Let me see. If I go FHA with 5% down and a 3% seller concession, I just might be able to swing it.

Not sure why, but picture 15 reminds me of the Overlook Hotel ...

P.S. where's the dock?

P.P.S. Those two guest houses are nothing to laugh at either:

Asharoken Beach, NY

If you look at the inlet on the right, you'll see a rectangle below - that's the fruit and vegetable garden, which includes rows of grape vines on the right hand side. It's surrounded by a low fence, most likely to keep out the wild rabbits (and maybe the Canadian geese as well - their droppings are all over the place )

I don't recall seeing a dock. The garage had a dinghy (or two?) and some rowboats, which you'd probably put in the water to get to whatever boat you have further out. Chances are it's not deep enough to keep a good-sized boat that close--you'd need a rather looooong dock

Plenty of private beach areas...

Oh, it's got potential

Off of the south-east corner there's 8 feet of clear low-tide water to be had.

You still need a dock. You have to get a permit, etc., etc., etc. to build one plus they're a pain to maintain. Easier with a dinghy IMHO
