Would love recommendations or experience on Suffolk County north shore condos good for a young family... Don't need a clubhouse. Garden and backyard space would be important... I heard some condos actually have decent yards and decks! A little sense of privacy would be nice but I know this is asking too much. MOST important is the school district. 3V, Smithtown?

Most of the times condos have very little backyard space. Are you looking to rent or buy?

I grew up in The Lakes at Setauket and that was a wonderful community. The condos are nice and large. There is a growing family population there, along with the retiree sect. There is a clubhouse with pool and tennis courts. And it is in the Three Village School District. There are backyards, some are actual yards, and some units back up to a lake with a smaller yard area. The patios are decent size, but you are able to extend them. These condos are pricey though.

Wow, I saw some listings for the Lakes, and they do look beautiful...Are there any other nice ones in 3V or Smithtown? I don't have a budget now and I'm not actively in the market, but it's a thought that I'm tossing around for the future, possibly. I want to develop a pros and cons list for small family w/young children. The taxes at the Lakes are less than $2k, while my private home taxes are about $9k. Now how would monthly maintenance fees compare to typical annual exterior/landscape expenses? And what other important factors should be considered when comparing condo to a private home, keeping in mind that I'm not in the empty nest 55+ older category. Does a young family fare better off financially and in other ways, in one vs the other? Thanks in advance!

You can go to MLSLI.com and do a search based on these towns and just select condos. Another way is doing it based on school districts. You can put in how many bedrooms,baths but make sure you hold down the CTRL key when picking multiple school districts or towns.

Oftentimes, the MLSLI.com lists a place's location by the community named in that place's mailing address, which is, more often than not, different from the city, village or hamlet where that place is actually located.

You can find out in which community (city, village or CDP) a place is actually located, which is oftentimes different from the community named in that place's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

And, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

Walter, they have 2 ways you can check on mlsli.com; one is by town names, the other is by school district.

We all know that postal towns are not coterminous with the village or hamlet whose name they share, and that the majority of individual places in both Nassau and Suffolk Counties are not in the community whose name is in that place's mailing address.

On LI, You Ain't Where You Think You Are, rev. 3 may help folks understand the great geographic confusions caused by non-conforming ZIP Code postal zones.

Thanks Walter I'll check that out also. I have a friend who lives 4 blocks away from Ward Melville HS yet she's in the Comsewogue district so her kids will go to another HS. Plus I can double check the accuracy of the listing.

Does anyone have anecdotes on what a good condo would be for a small family? Are there any NOT pushing the senior lifestyle?
