Where is the closet for BR2? Just an FYI - a room cannot be considered a BR with a closet.
As far as how much to offer...what are the comps for the neighborhood? Are all the other houses recently sold going for $450K but have 3 BR? I think most RE agents know a 2BR house is not desirable.
iof there are only 2 BRs in the house, then that will be a drawback when you ever sell, it will also reduce the value then and now.
if there is another BR somewhere else on the first floor, that is a different story.
also, 3br 1bath isn't all that desireable either.
I sold my 2br house last year, it was painful to do and I didn't get what I wanted for it. it was also super nice, but everyone came back to the fact that it only had 2brs.
450K for two bedroom & two bathroom, I dont think so. You are paying way too much. It might be 450K back in 2005 and 2006 but not now. More like $299K now.
it doesn't matter what the price is now or was, if your wife is not happy why bother looking at this. Move to next one, so many houses to choose from.
It is difficult to acertain the value of the home with just a verbal description. We also don't know the location...which can make a HUGE difference. In my current neighborhood 450K buys yu a mansion. In others, it buys you a starter cape which needs remodeling.
But here are two important points. One you already know: if mamma aint happy, nobody is happy. It will be an 'i told you so' FOREVER. For this alone, forget about it and move along. Life is too short.
Second. you DON'T buy a house/home as an investment. It is where you live, and you must be comfortable in that aspect. If it happens to escalate in price, which homes have done in some areas for many years, then you got lucky. If it falls in price, which most homes have done in the past couple of years, then you mut be comfortable living there.
Two bedrooms; four baths; an eight car garage; no basemen; no fireplace; five acres pf property...whatever. You aren't buying it to sell, you are buying it to LIVE there. Make sure you are both happy or, trust me, neither of you will be happy.
I recently fell in love with a very charming house at the 450k range (but my wife did not). It's an dormered cape with beautifully decorated hi-hat living room on the first floor (with very open floor plan). On the second floor, there are two bedrooms, two bathrooms, and one sunroom. It's one of a kind in the area and I loved it but my wife would not agree with me. She's concerned about the resale value of the house.
The problem is that the house has a huge bathroom in the master-suite and it was converted from a bedroom (so there are only two bedrooms now). Would it make the house hard to sell? If we later decide to convert it back to a bed room, how much would it cost?
You betta listen to her.
If not, she may make you turn the whole master bedroom into a bigger bathroom, if you know what I mean!
Are you asking "should you listen to your wife?" or "should you listen to your wife on the matter of this house?" I think most would say "Yes" to the first question
